I would lease for $300 an acre for a three year lease and a 1/5 royalty. Pray they drill. The wells in the area offset to your left and right dont look to be economic if they were multistaged fracced. If you sell your minerals they are worth $1,000 to $2000 per acre

No new wells in section 7 or 8 but further to the east and south it look as if Marathon is permitting some woodford shale wells. Keep your eye on those and if they hit you may have some wells in the future

There are some very good wells in that block and section. Jetta has a well doing 500 barrel sof oil per day and cimmarex has a lateral that extends down into that area that is doing very good as well. You should have gotten a division order by now, who did you lease to?

Well we got around 100 grand for the first well after six months and this well that just come up is doing like double that 12500 barrels a day but Im not sure about the decimal number I own 50 net acres not sure how to calculate that if some one knows a good attorney please let me know cause the more I research about this the more I think I have to lose.

I purchased the land about three years ago. I received a letter from someone last week (Thrusday) offering to purchase the land, I did some research and saw that he was involved in some oil company so I found this board and inquired. I appreciate all your assistance and would like to educate myself before I call this person about the purchase, is there anyway I can contact you to get an idea of what I should be in for or asking for.

I dont know an attorney in your part of the worls but to figure out your royalty interest you dont have to be an attorney. You need to know the size of the pooled drilling unit, the amount of your net mineral acres and your royalty amount that you signed in your lease. Take your net mineral acres diveded by thew size of the drilling unit and multiply it be the decimal interest of your royalty. For example if you own 50 nma/640 acre unit times your royalty .1875 your royalty in the unit should be .0146484

Look at sections 16 and 28

Hi again, Bill. We spoke about mineral rights in wayne county ky on sept 11th. I refused to sell my mineral rights so he’s offered a lease. 1/8% and no sighting bonus. Again, there is risk involved and not much oil production. I’m wondering about the fracking that could potentially produce in the future. After doing homework there is a shale layer underneath. Devonian shale I think. I’m looking into the future. I think 25% is more agreeable and a signing bonus. What do you think?

I think its great if you can get it. Counter offer and wait and see. Just because there is shale in your area of the world doesnt mean there is oil and or gas in it and even if there is oil and or gas embedded in the shlae is there enough to pay for drilling an oil or gas well? Until someone cracks the code and determines the devonian is a commercial shale reservoir all you got is a lot of speculation. I would try to get some bonus money up front as well. $100 an acre is a good place to start.

Thanks bill. If he won’t agree to the 25% do you think 1/8th is fair? He says it’s a standard ky lease. I agree with the $ 100 an acre too. I’m having my attorney look it over. He represents an oil company is also letting another guy look at it that does gas/oil negotiations. You are a big help!
