My grandparents sold had sold the right of way (for $30) to Pecos Growers Gas Co to put in a pipeline in 1956. Shoud they be paying a yearly amount to the mineral rights owners? Is anyone interested in leasing the mineral rights for the property described below?

When you sell a ROW you typically get one payment up front not an anuual payment forever or for the life of the pipeline. So NO I dont think you are entitled to any money from Pecos Growers. I dont think I would lease the land as the wells in the area are not that good. Maybe I would offer topurchase the minerals but it would depend what you would want for those mineral rights.

St. Helena parish Louisiana, Wilkinson Co. MS around Centerville, MS

St. Helena: Looks like Ecana and Devon have drilled some Tuscoloosa Marine Shale oil wells in the north west part of the Parish, with mixed results. One of Devons wells had a really strong initial production rate of over 600 barrels of oil and has produced 80,000 barrels of oil but is only making 40 barrels of oil per day a little over a year later, meaning its not holding up good enough to drill a bunch of wells yet. More science needed before it becomes economical if ever.

Wilkinson: Goodrich has a TMS well that is producing very good. The Crosby well has produced 80,000 barrels of oil in 4 months! Outstanding and looking very economical if the rate it is producing at hangs in there a while.

Hi Bill, I am new to this forum and also new to knowing about my mineral rights. My mother passed down a small amount of land in wayne county kenrucky. I know the land used to produce oil sometime in the 80’s. she would receive a small amount along with her sisters from a company she leased to. I received a call from someone owning land close to this land. He has bought or leased 33 people’s land ( I spoke to the court house, small town, they sent the deed and all of his research). At any rate, this deed is measured in poles, trees, roads, the best I can make out is 15-20 acres in Ray Hill Kentucky. Any help would be greatly appreciated. Thank you. Oh, btw…I live in Ohio now. That makes it much more difficult to research.

How many acres did you lease? How long is the primary term and when did you sign? How much did they pay per acre and how much royalty did you get?

There is some older production reported. The latest producing well has production in 2010 but nothing newer than that. No big production numbers out there either. Before you sign anything make sure you are leasing your minerals and not selling your mineral right sunless you intend to sell your mineral rights, if so you should get a higher offer to sell the minerals than to lease them.

Thank you so much! My guess is he’s trying to buy the mineral rights around him to lease it all to a fracking company. There is a lot of shale that hasn’t been tapped into ( from my research). His offer to buy was too low. However, it’s peaked my interest and also insulted me that a cousin and my brother would sell at such a low number. I appreciate your help!
