This is a link to a recent study by Columbia University published by the Associated Press verifying what I have always contended as reality, that earth quakes as far away as the Japanese Quake a couple years back do in fact shake up oil production in Oklahoma and Texas, thousands of miles away. It only makes sense to me and seem pretty obvious to seismologists and others in the know. So I guess I am not such a coo-coo? LOL I knew that anyway.
J In the pooling for section 20-18n-2w they were ordered to offer $475 for 1/8th ,450 for 3/16th ,or 360 for 1/5th In section 1 they were ordered to offer 350 for 3/16th or no cash and 1/4th. In 10 it was 325 for 1/8th or 300 for 3/16th .

Today One Oak called and are wanting to put a valve on the pipeline coming through. It will take about 20 x 50 ft and will be fenced. This will be forever I assume or until the pipe is no longer used. Any ideas on the going rate for right of way? Thanks
You can probably get 600 to 800 per acre for a lease in this area. I live on 18N-3W-sec 4. Just mark out the offer they give you and take 1/4 percent, at 800 an acre and send it back to them. As far as the valve stations and pig launchers you can amend your ROW agreement to allow anything, one valve or the right for them to put anything. Name your own price, or decline the offer. Personally, working for a pipeline company, I decided not to have any ROW pipeline on my property at all, as the depreciation of my land would not be worth what they were offering. Devon went around me.
Mr. Layman, I think Buddy just nailed something. Are they negotiating to just install a valve or to allow any surface appurtenances they want from now on?
I was thinking earlier that a piece of pipe is as simple as it gets, when things get complicated, the odds of something leaking rises.
When we leased we put in NO above ground appurtenances . I do not know how big the diameter, etc of this valve. They offered $3500.00 , I would like more. This valve will be there forever. They are buying the property in a way.
I heard in Kansas, that the land owners were getting together forming a group of mineral owners and offering their land as a block to oil companies. This guaranteed them the same price, and protections, and made their lease more desirable as a block, instead of as just 160 acre leases. Too bad we didn’t see this coming two years ago before we all leased…
I have some land in Logan/Noble co in 2W and they didn’t even renew the lease extension. So a lot depends on where the land is on the price of leases.
Also, I find pipelines can make your abstract really big fast as they are always getting bank loans, releasing, etc. But some times they don’t have a choice but to go across your land as their are too many pipelines across the road. I heard that someone in Garfield Co got $325 rod from an 8" pipeline because he didn’t want it and they didn’t have any place else to go.
If its 2W (northern part) in Logan County then chances are its in production now or in the process of it. Noble County 2W is not near as hot right now. If you have a few sections to lease at the same time then you should. A multi-section lease will not change the price they have to put in the pooling (the lower amount). They usually go to twice the amount of a single section pretty easily.
Thought I would put this out there to maybe help someone else. Devon leased my place in Township 18N range 2W in Logan Co. 3/16th at $400 per acre. They had been trying to get it for $350 since April. Thanks to all who helped give feedback. I agree 2-3 years ago we all should have got together. Most folks don’t talk about money business and i understand, but in this case it probably would have paid off for some.
It’s Noble Co, 31-20-2W and 32-20N-2W which is next to Logan Co. Their are several wells being drilled all around this area and some are already producing in Logan 32-20N-2W. It’s interesting how they are leasing nowadays.
Buddy, I ask the guy about a rental, but he said on a valve they do not do that. It is to be a 16 inch pipe with valve out of the ground on the 1 oak pipe going through. Takes 20 x 40 ft of land fenced in by them. Wish they would rent spot.
