Mr. Layman, do you really want a valve? I bet the diminished value of your property will be more than $3,500. I think they will be picking your pocket.

As for they don’t do rental on valves? Do you not think they could be using a little salesmanship? I don’t think I would take their word for it, especially when I think you will be losing money to have the valve on your property due to diminished property value.

It would be nice if mineral owner would stick together, but most of my neighbors, you wave a dollar in front of them and they sign anything. Lots don’t own the surface, so they don’t care about that. I have several addendum in my lease and if an oil company is good they will except it, otherwise I don’t want them on my farm to begin with. I have seen some of the leases my neighbors have signed and I couldn’t believe it. When I was at the farm, I ask a couple of the neighbors if they were on this forum, they didn’t know how to use a computer and didn’t want one. So, people from the dark ages aren’t going to change.

What quarter are you in? I know the se 4 is being held by production, the NW is lease to Continental and I don’t know about the SW.

No,I haven’t heard and no Continental didn’t extend our lease.

Thanks much for the info. and if you live close to area sure would like to know when a rig comes in as we live in Tulsa and never have much of a chance to visit the area.

Continental also had our lease for Sec 30 and didn’t renew but Sundance picked it up which we were happy to see as we got another bonus payment.

In the pooling for 30 they were ordered to offer $750 for 1/8th , 650 for 3/16 , or no cash an 1/4th . Continental’s well in 32 tested 51BOD & 581 MCF . Devon has a well in 36- 20n-2w that tested 187 BO & 690 MCF , from Nov. 2012 to end of Feb. 2013 it did 14,813 BO & 2,024 MCF. ? the gas.

We have minerals in Noble Sec 31-20N-2W as well.

We also have minerals in the S/W4 of Sec 30-20-2 that Sundance is going to drill so fingers crossed we get a good well which would generate interest for Sec 31.

They had the pad made last week on 30-20N-2W, but the rig wasn’t there when we left. I think it’s being drilled by Sundance and the H drilling will go south.

I thought that Continental extended your lease on NW of 31.

There is also a pad made just west of you in 36, not sure when it will be drilled or who is drilling it. Have you heard? I think it’s was suppose to go south on the H part.

People grouping, especially relatives, has been going on for years. It was recommended to me over 8 months that I do, but it all came up before I had a chance to pursue it. One bonus to this is that if your royalties are so small that they only are required to be paid once a year, then gouping will solve that most of the time.

With an agreement in place, you are in the catbird seat. Now instead of highest and best use for the property, you get to set your rate. A lot depends on the type of facility, closeness to your property line, it goes on and on. You might be able to negotiate in a rental for 10 years with 5 options @ 10 years each, based on the CPI.

Ronald, that does sound like a lot but I think it depends on how many zones they have to isolate. I have a well that they plugged the horizontal wellbore with a plug and 5 60# bags of concrete, so they could mill a hole in the verticle at a lesser depth and drill a new horizontal. 300# of concrete is a number of feet in a 7-1/2 tube and that was just to isolate the original wellbore at 10,000 feet with no water zones to worry about isolating above and below.

I’m sure the plugs aren’t cheap either. If they had different water zones to isolate they might have decided it was cost effective to just use a few plugs and a full truckload of cement. I know from my construction days that the price is not much different between a partial or a full truckload of cement so if you have a load of cement coming, use as much as you can.

All of the sacks of cement that I have used have been 80# bags that you mix with sand, gravel and water. But, no one is going to mix it at the well head.

Also, how much cement you put in determines if it’s 3500# psi or 4500# psi or more. So, there is a lot more than how many bags are put in. I would said that most wells are plugged with at least 300 feet of cement if they don’t have any gas pressure. If it was lots of water, it may take as much as 500 feet. Most cement is sold by the yd and you order whatever you need.

Interesting about the cement, not too great of news in that the plugging I am referring to is in the section right next to where
Ruffed Grouse is, Section 19, but I do not know the reason for plugging, don’t know if I WANT to know. LOL

I also note plugging at 18 19n 4w but I guess??? a vertical and only 4900 ft, plugged as being “uneconomical.” I guess you gotta lose some to appreciate to successes? I guess. You thnk? Or am I reading this all wrong? I been known to do that.

I might consider going out there and carry a sign Protesting Plugging.

Would 160 sacks of cement be a lot to plug a well? I wonder how mu8ch the sacks weigh, when I shipped it out of the General Portlanc Cement
Co Fredonia Kansa on the Frisco RR, the only sacks that were not bulk produced wer 100 pound sacks?

I am new to this form and would be interested in any comments relating to drilling activity in two locations. 1. Section 34, TWP 18 North, Range 3 W and 2.Section 26, Twp 15 N, Range 1 East. The first is leased and under small production by Orion and the second I have had no contact so wonder if my small ownership has been overlooked.

Section 34-18N-3W Orion Exploration filed for an Increased Well Density for a horizontal well in the Miss formation in this section on 6/20/13 looks like the hearing was 7/16/13.

Sect 18- newest well is Macy 1-34 in 2006. Nothing since then. Nothing new permitted.

Sect 26. There are 16 wells in Sect 26. Many are old and Plugged and Abandoned and some are active. Go to this website and type in the following and you can look them up.

Type in LOGAN in County 26 in Section 15N in Township and 01E im Range. Hit search. 16 wells are shown on 2 pages. Hit the magnifiying glass pick any one of them. It will give you more information. Then I usually hit All Images to get everything. You can do this for your other tract in Sect 18 as well.
