Stephen, it looks like you have about 6.75 acres. The well on 4-18N-4W at $90 for oil and $3 for gas would pay about $120 an acre per month for 3/16th or $165 for 1/4th before taxes. It would take less than a year to get your cash bonus back you gave up to get the 1/4th. You only get the cash bonus on the first well; you get the 1/4th on any well in that Section.
No, just Section 25 southwest corner.
To rethink your lease or wait for pooling if it is a better deal than what they offer in the lease.
19- 18N-?W. What Range west?
I see from a previous post that Devon is drilling in Section 11, 15N, 2W. I’ve had contact from either Tetra or Devon wanting to lease my minerals in Section 26, 15N, 2W. I’ve not yet leased my minerals, waiting for the highest dollar per mineral acre. And I understand that waiting to be pooled is the best situation for this. So, my question is: Is it likely that my interests (noted above) will be pooled since drilling is happening in one of the sections? I want to know because I don’t want to miss out on some lease money if they’re not going to pool.

My cousins and I leased through T.S. Dudley this last time. They offered about 35% more than another offer we had. My mother and aunt leased with them back in the 1980s on an old well that has since been plugged. This time they were working on behalf of Devon. They certainly have been around a while. Others will know how they stack up compared to other land companies.

Stephen, There are several Companies leasing in 18N-2W. Also Devon is filing several poolings in 18N-2W & 18N-3W. They have a well in 4-18N-2W that the last 11 months has averaged 3,203 BO & 44,467 MCF a month. There are several Companies leasing in 18N-2W and one called Castlerock Resources has given 1/4th royalty on some tracts. Devon has tied up a lot of money and is not going anywhere. Don’t rush. What did they offer you if you don’t mind telling?
What do they mean by test wells?
That is the wording they use “to test the Miss. formation.” There are no wells there, so they are testing it. These horizontal formations cannot be developed with one well per Section; they are going to do a test and see how it goes with 4 wells. That is why the ones who don’t take the 1/4th royalty if they can get it or sale after the first well may be missing the boat.
Also, I find it strange that they extended order No. 601943, 640-acre drilling and spacing common sources of supply from Section 30-19N-1W to now include Section 25-19N-2W, which is my Section. As I researched back one order number to the next, it goes east of me. I am in the very southwest corner of Section 25-19N-2W. Section 36-19N-2W is right across the road where there is pooling, and 35 is right across the inner Section. Why are the orders I was following on Oracle, that my minerals pertain to, going away from this area (east) towards a well 2 miles away in a different direction? Should I find that odd? I was on OCC using Oracle, following orders one to the next trying to get an idea of what is going on. I have noticed surveyors on my land a lot in the last 2 weeks and a helicopter flying over me dropping equipment off on my land, I guess for the survey cruise—little cone-shaped devices.

Another thought that may or may not be valid. All the rest of our Section was leased to Osage Exploration rather than Devon. We had an offer from Osage but chose Devon because more $$. Our Section was the last in our Township (or nearly the last) to go to court for pooling and spacing. My conclusion: go with the flow. The tiny lease dollars difference are trivial in the long run. When we leased, we did not even dream there would be drilling.

Thanks for the info. I’ve had offers over the years from various companies. The last offering was hard to contact and when I finally got through, it was the usual “we’re not leasing in that area anymore.” T. S. Dudley is a new one, for Devon, that’s contacted me. Now trying to figure out if the offer is reasonable.

Stephen, I’m still waiting for T. S. Dudley Land Company lease they promised me about a year ago! Found their offer was aligned with the others so, I wasn’t about to sign their lease anyway! They’re all in co-hoots, so keep a close eye on the adjacent Sections around you to take into consideration what’s going on before you sign any lease!!
