Need some help with this one. Just had an offer from Brannon Land serviceds LLC. They are offering $402.00 bonus per acre for 8.27 net mineral acres and 3/16 royalty for producrtion. This is on sec 03-16N-04WIM. know as the Wilson Three lakes sub-division. Is this a reasonable offer or should I ask for 1/5th?

I contacted some of the other companies before I signed my lease and they all came back with near the same offer which, told me they’re all in co-hoots with each other to keep the bonus down, but still shop it because, prices are going up and Logan is turning into a hot little area!

Does anyone know if there is activity on or near S33, 17N, 2W in Logan County? Thank you.

Shon, if that’s how it’s spelled, is probably on the up and up but if you worry just call Brannon Land Services and ask, simple as that. Also, before you top lease, if you even can, contact Devon or the man listed below, Greg Taft before you sign anything. Are you certain you don’t have an option to extend or a top lease clause giving right of first refusal in your lease?

Greetings fellow rights holders. I’m the older brother of “Thomas James Graham” with whom you have been communicating in this discussion section.

We have been approached by a person named “Shon Dickson” supposedly with Brannon Land Services, LLC regarding an opportunity to lease our minerals in Logan County on S04 T16N R4W SW.

We are currently in a lease agreement with Sooner Trend Leasing, LLC but there are no current producing wells on our leases, as far as we can tell.

Has anyone here heard of “Shon Dickson” or Brannon Land Services, LLC?

Our leases expire in a couple of months but this “Shon” person has a proposal that he wants signed immediately to lock us in. One problem is the proposal is only being offered to my brother and I haven’t heard a thing from this person. Suspicious? You bet I am.

“Shon’s” e-mail address is a generic “@yahoo.com” instead of one from “@brannonlandservices.com” for example. This makes it appear that he not an employee of Brannon.

Too many issues which make me wonder if this is all legitimate. Let us know what you think. And thanks a bunch!

Mr. Graham, let your leases expire, then negotiate, unleased is a stronger position. This “Shon” person may not pay you. You could contact Brannon to confirm that Shon works for them, find out that he does, but that doesn’t mean he is not doing this for himself, trying to lock you up without paying and flip your acres for a profit. If you call Brannon, ask them directly if they would like to lease your acres. In your position I would let the lease expire and solicit several offers. Good luck.

I have lease several acres to Brannon land company and have had good luck except they didn’t like my lease, so we had to mark a lot out of there’s. Brannon is doing a lot of leasing for Limestone Expl. out of Midland TX. It branched off of Triumph Exploration Inc a few years back. They may have a company in Oklahoma by now as I know they were moving Travis to Garfield Co, OK.

I wouldn’t sign a top lease or sign a lease without payment. That isn’t right, sound like some other company is moving into the area and paying a lot more. Leases are going up fast. And mineral purchases are a dime a dozen. I had 15 letters in the last couple weeks wanting to purchases my minerals and paying up to $2,500 per acre. Don’t these people give up when you have a producing well on the property and have all the minerals?

One of my prized possessions is my pond, spring fed, bass, crappie, and catfish. We swim every weekend. The water is clear. The water contractors came out and looked at my two ponds and offered me 22 cents per bbl. to frac the Adkisson well. The young kid acted like he was doing me a favor. “We might give you a little bit for your water.” He said they would be using all my water on both ponds and back filling with water from skeleton creek. The look on his face was priceless when I said. “No thanks.” Now after a few weeks of drought, I am so happy i did not ruin my ponds to drill my neighbors well. As far as I am concerned, I wouldn’t sell my pond water for 2 dollars a bbl.

Jay, My family was contacted by Brannon Land Services some months ago about leasing our mineral rights in Logan county Oklahoma. The gentleman I spoke with was an friendly old salt by the name off Everett Nix (reminded me of the character played by John Wayne in the movie ‘Hellfighters’, lol!) who I believe is one of their chief agents.

As Virginia said, they are out of Texas but have set up an office in Edmund Oklahoma. 609 S. Kelly Ave. Ste. E4, Edmund Oklahoma.

Mr. Nix told me they were currently leasing for Blue Dolphin Energy which in the past has mainly been in offshore exploration but are expanding in the hopes of getting in on some of the newer Midwest plays.

His offer was not unreasonable at $527.00 per nma with 3/16 and no extension. He was also willing to put in a depth clause. We got a better offer and that’s the only reason we didn’t sign with them or Jackfork.

Another lease-broker company that’s leasing in Logan County and the surrounding area is JackforkLand (working for Subdance Energy US, an Australian Company) who gave us a second best offer of $650.00 per nma and 3/16 with no extension. Brandon Arthur is a good person to contact there as we worked with him quite a bit on putting together a lease before we got a better offer.

Glad you got a good lease. I think that Limestone is doing some of the drilling for Blue Dolphin whom are backing these wells. Does anyone know for sure. Limestone is a branch off of Triumph Exploration out of Midland, TX.

Is Sundance Energy the one whom has been drilling out of Alberta Canada? Or it it Sundance Exploration (Australian) that teamed up with Deka Exploration that is coming in to Logan Co? Does anyone know for sure. I wish them all a lot of luck on finding water to drill all these wells and acres they have leased.

We just got back from the farm in Oklahoma and lots of dry land and no pond water is all I saw. Only a few wells drilling, lots of pads, but no water to drill. I’ve heard water was selling for over 50 cent a barrel and they still couldn’t find any. My pond that is 26 feet deep is down to about 15 feet, so don’t know how long I will have water at this rate.

Water has been going for a lot more than 22 cent a year ago. My pond is sping fed also, but it’s still going down. Wonder if I only have a wet spring.

depth clause is how depth they can go. Like the Mississippi at 5660 ft and nothing below that. I’m only using thought numbers to explain this. Do you would only be leasing the sand/shale above the Mississippi.

I was reading Steves lease with the depth clause. What’s a depth clause.

Steven, you mentioned other offers and maybe I missed it but who offered you the best deal, what was that offer and what township/range?

Normally a depth clause is added to a lease to release depths after the primary has expired. Some will do 100’ above and below producing formation or total depth of the well drilled but most only want to go 100’ feet below so that if say they drill a 5000’ well after the primary expires your minerals will be open to lease below 5100’. If they drill a Mississippian well after the primary expires you could lease to someone else to drill a Woodford well.

Did the oil company purchases this land at $50,000 for a pad? I had an offer to purchases 10 A of my land north of Perry, 5 A for drilling site and 5 A for yard. After they were through, I could buy it back for $1. But, the contract was really bad and I didn’t want to sell, after I saw the contract, I knew I didn’t want to sell.

As for surface damages, $50,000.00 dollars was paid to one of my neighbors for a pad to drill on.

Yes for a pad. It is a well south and west of me that they are drilling now. I think they bought it. I have heard of others in the same ball park, by Crescent. Don’t know any of the details. 10,000 is wayyyyyy tooo cheap.

I have a question. How much do you think the minerals would sell for in 19N 3W, sec 4?

From just the offer I got today, I would say that minerals in that area would be $2000.+ I’m in 2 W and received an offer for $2200, but the well is already in. Don’t know what it’s making as they still have people living on site and still working on it. I think we will see $5,000 for minerals before it’s over.

Seems like the oil companies like to buy the pads nowadays and then they can make a junk yard if they want and no one can do anything. I bet the contract was bad also. And they want the minerals under these pads or at least royality rights. People just don’t realize what they are selling.

I got an offer to buy mine for $1650. pma, then another offer came in at $500. pna, so they are all over the place just to see if they can pick up some minerals, for “dirt cheap” because, they know its Hot!!

I think Virginia is right where will see 5K soon!
