Dawson County, TX - Oil & Gas Discussion archives

Look up mineral deed. Maybe?

My ignorance is hanging out again… :frowning:

So how do I find the actual % ownership of the minerals I own?

I would assume a division order contract would do it, correct?

I asked about % commission also and the reply was that it should be about 7% up to 9% or 10% with 10% being very high considering the amount of $$$$ usually being discussed.

As I write this oil is at $54.08.

Ronnie Jones - Never assume Division Order is correct - several sent to me have been wrong. If you don’t already have it, you need to go to your County courthouse and get the latest deed for the property. If mineral rights aren’t 100% yours, then you may need to track deeds back to when they were split, and follow them to current date to be certain what you have. Courthouse records are indexed by names, but records at Title Companies are kept by property description.

Thanks Paige

I have never looked up a deed online.

Working on it.

Courtney, I’ve tried looking up the deed on my mineral rights online but still haven’t figured it out. Would you look mine up or tell me how to do it? I’ve gone to the Dawson County website & I’ve gotten some info regarding the original land grant to my great great grandfather but I don’t even have ANYTHING that says that I own anything. I’ve been told that I really don’t need anything but I’d like to have something to pass on to my kids. Legal description is Section 30, Blk 33, T-5-N. Thanks.

Donna I am on the same page as you are.

Seems incomplete.

Courtney. That would be very much appreciated.

Great website, Ronnie, but I can’t find any historical docs in Dawson County. Did you subscribe to this service or buy per doc? I’m not finding anywhere where I can enter a legal description (probably missed it).

This worked for me when I was searching for title and deed information.

Thank you Courtney.

Just a recommendation, unless you have the time to go search through the deeds and records at the courthouse, and know where to look.

You need to hire a landman to do the research.

Exactly why would that be Mr. Lackey?

Thank you Courtney / Mr. Lackey

Ronnie, I think it’s probably me that just doesn’t know how to enter what little info I have into the search. I don’t really know exactly what I’m looking at after I actually get something. I’m just learning about all of this & want to educate myself so I, in turn, can educate my kids & grandkids. I’ve known about my family history since a small child & it’s been drilled into us that we never sell our mineral rights (we no longer have surface rights). I can’t find much in my mother’s papers or aunt’s papers about these mineral rights other than receipts for past leases. My sister & I are the only heirs to our mother’s & 2 aunts’ portion (aunts never had kids) & I’d really like documentation of such. I do appreciate the link you sent & tried to search but there doesn’t seem to be much on Dawson County on the site. I also have inherited mineral rights in Custer County, OK from my dad’s side of the family. Thanks for all your links & info posted. Everything is worth a try.

Donna and Ronnie,

I have a friend in Midland who owns his own company now but was a landman. He is great. I talked to him this AM and told him about what is going on in Dawson. He told me no problem he would be glad to help. He is a TOP NOTCH GUY and OIL MAN. I trust him completely. Let me know if you want his info. Here is my cell, text me and I will send it to you. He said it was fine. 850-902-6810. I live in Florida.

I’ve tried looking numerous times using my name, my mother’s name, grandmother’s name & great grandfather’s name. My great-grandfather is the original owner of the land & received part of it in a land grant before Texas was a republic. I can find his name & have printed out pics of the plat, etc. But nothing shows how it came down to us. I guess a trip to Lamesa is in order unless one of you has an idea. I think the way I got the plat & other info is from Texas General Land Office & doing a land grant search. I’ve done searches by grantor/grantee, property search, & all the others. Any ideas?

Donna
