There is T.S. Dudley c/o Anschutz and Cabot with 2 year old information about the Barnett Shale zone from

Shale Shakers Volume 62 out of Oklahoma. There was a completion of survey from Geokinetics that is still

private. My understanding is that from eastern Wilbarger county (Harrold/Elliot/Bugscuffle) on the north side

to western Wilbarger county north of 287 a HUGE oil reserve that has tremendoud potential.

I would like to know the fair market leasing value per acre/original term with option/landowners override

for Royality percentage. How does one negotiate about NOT charging the landowner a percentage for transporting the crude to a pipline/if there is liquid or gaseous natural gases that do NOT have to be burned off @ the well site/how best to achieve the contract with Anschutz?

Here is a link to a speech that was given about negotiating leases earlier this year. This is the visual aids that the speaker used, but I think it will help. It kinda shocked a rookie like me what's in a lease (and what needs to be in there). It's up to you to know what's being said (and meant) in the lease. Some pretty strange legalize in leases, like the difference in covenants and conditions.
