Wade I found your blog link helpful. Interesting about checking on the chain of title. Can that be done by calling the county clerks office or do you have to do this process in person?

Is it just me or would the folks here be better off if distance and direction from Pecos were included with legals? I know I would greatly appreciate it as I do not have full maps and I struggle with where many of these legal descriptions are. Thanks!

You can use this link to get the Railroad Commission map viewer. From there use the survey/abstract search to find the area of interest.

Marian, The Reeves County clerk’s office is pretty busy and is unlikely to do a search for you, but may show you how to use the Grantor/Grantee index to run the chain of title. Basically, you start with the current owner in the Grantee index, and then find the person that sold or gave them that interest. You then check the Grantee index on that person until you find out who, how, and when they got their interest. Keep repeating. It is more complicated than this, but this is the basic outline. You can also go to an abstract office, but they usually charge per hour to use their records.

my family holds leasehold interests in

A-581, Sec. 56. 80 acres since 1947, I think. We have been approached

by who/what appears to be a landman wanting a straight farm-out for

2 years for a 5% ORR. Reading the old lease, I believe this is a 100%

WI with a 1/8 royalty to the landowner.

I think this appears to be low. Wouldn’t the lease holder/owner be in

a position similar to the landowner? Wouldn’t some sort of bonus be

appropriate? Should the difference between 25% royalty and whatever

the current burden is (I’m pretty sure it is 1/8) be appropriate and

reasonable at this time?

pages of discussion, someone referred

to a landman (perhaps with Chaparral?) who was well informed

and reasonably honest who deals with Reeves County. I have not

re-read all of the posts, and do not remember anything else.

Any input would be greatly appreciated.

I have an overriding royalty intrest in section 15 block 50 tnshp. 8 has two old gas well producing nominal amounts, where might i find who holds the lease on this section?

My wife owns 40 acres of mineral classified land in PSL Block 55, sec. 37, ABS A-4014. Back in 2006 and then in 2010 a land acquisition company made an offer of $50 an acre for a total of $2000 for the acreage. I ignored it for even though the land is worth next to nothing, the mineral were worth much more. Then in 2010 the surround ranch offered $6000 for the acreage. Now this week and an oil and gas company made an offer of $20,000 for the surface to get the 20 mineral acres. Moral of this is that, Yes, much of the surface land is not worth much, but the minerals have great potential thanks to the Permian Sea and the oil/gas left behind . Don’t jump the gun you lose all the mineral rights as well. The oil companies are spreading to the west edge of Reeves county. This 40 acres is right on the Culberson Cnty line. and just southwest of the new production west of Orla. The future potential looks good.

Garland, or anyone for that matter who need a survey map of Reeves County, I have a high resolution PNG file (like a jpg and most viewers will show it) of a 1945 Reeves Cnty Survey Map from the General Land Office, showing all the blocks and section. Just send me a email to donnylh@yahoo.com and I will send it to you as an attachment. It is ca. 70,000 mb, so not that large a file. You will have to zoom in on it to read it easily on a monitor, but I use it all the time. You can also zoom in and print it a section at time to enlarge it. It does make things easier to find. There is little rhyme or reason to how the blocks were arranged and named.

I have been asked to put a gas compressor on 2-5 acres of our property at Blk C-18 Sec 4 AB4061. The company ETP is offering a lease, but no specifics yet. Anyone know what the going rate for surface lease is and whether it would impact a drilling permit on the rest of my 80 acres.

Fred, we did a Surface Damage Release about 18 months ago for a site pad. The area was only 1.5 acres and the fee was just under $3k. The money was not the motivation, the well was. Interesting that you have been approached since there does not appear on RRC to be much activity in area. Somebody knows something we don’t. Cant help you with whether it might impact any other activity on your 80 acres.

Thanks Paul for your comments. I love this site for its value in information sharing. The gas compressor will be connected to a 24 in gas pipeline running N/S down the left edge of our property. The pipeline has one terminus in Oklahoma and the other somewhere South.

Question: How are surface damages divided on Mineral Classified lands, please? We have (half) of 80 acres out of 640 and are offered our “share” of $17,000 for two wells about to be drilled.
