We are several miles southwest of you and just signed a 3-year lease for $2000/acre with a 25% royalty. Your acreage is closer to current activity so I would have expected your offer to be higher, not lower.

Re: Apache and the Alpine High play

Note the results on the two Alpine High wells mentioned in the conference call and their press release- both impressive.

Apache is in the midst of a large scale infrastructure buildout, as it looks like several of the formations are going to be gas heavy. It appears they are sincere in what they have found, at least by the large amount being spent for large infrastructure.

One thing to keep an eye on is the fractivists seem intent on using the springs in Balmorhea as a rallying point. They have gotten coverage in several of the major newspapers in the state, and even an editorial in the Houston Chronicle. I am not a hydrologist, but it seems pretty clear the spring flow comes out of the mountains, none of the drilling is likely to occur there, and there has been no purchase of subsurface water in the mountains I know of.

Apache has permitted numerous wells west of Toyah.

In short, I think the takeaway from what has happened so far is:

  1. Apache seems intent at trying to acquire acreage at rates that are below other areas of a hot Reeves market;

  2. If you have any sway or contacts with Reeves county government, let them know you are not in favor of caving into fractivists for unfounded fears about the Balmorhea springs being harmed;

  3. Apache seems sincere based on their investment and their well results are impressive in some areas;

  4. If this ends up being a gas heavy play, Apache may end up with a significant advantage because of its acreage position and infrastructure advantage; and

  5. Apache is still experimenting, so expect some uneven results.

Full disclosure - my family has land leased to Apache, and I have represented a number of people on leases with Apache.

I have about 30 acres in Sec. 14, Blk 72, SHUFFIELD 72-14, that has one well on it being operated by COG Operating, API 38932512. The lease was still in effect when my siblings inherited it in 2006. The well paid fair royalties until COG took it over, they have not paid anything since 1/16 claiming “our account has a credit balance due to delivery costs.” The original lease has a 3/16 royalty “to be delivered at the wells or to the credit of the lessor in the pipe line to which the well may be connected.” I have never liked this contract, but it was signed by my mother.

When I get offers to purchase minerals, I normally trash them but I just received an offer of $75,466 to purchase the minerals. The GIS Map does not show any permited well at this time. I am 84 years old and if this offer is ligit, I am seriously considering taking it. Is there something going on here that I am not aware of?

Will appreciate any advice on this.

If I’m looking at the correct Block 58, it’s north of I-20. The south edge of Block 58 PSL is about 20 miles due west of Pecos. I-20 runs west-southwest from Pecos.

I have minerals in Blk C-18 PSL, Reeves County. Does anyone know of any drilling activity near there? I can’t find it.

I am also interested in Block C-18. Have mineral rights available for lease in Section 14.

The minerals I have in C-18, PSL, are in section 21. I do not have an abstract number in my files. I appreciate your assistance.

IMPORTANT MEETING NOTICE-

Apache is sponsoring an open house in Balmorhea THIS THURSDAY, Nov. 17, from 6-8 p.m. at the County Annex building to discuss their plans for development, specifically addressing their plans to protect the San Solomon Springs at the park. As you may suspect, there is a concern the loud noise crowd could try to prevent a rational discussion of the issues and Apache’s plans. If you are a mineral or surface owner who stands to benefit from Apache’s development, or would just like more information on their plans, especially as it relates to water usage, and within driving distance, please make an effort to be there. I think Apache does have plans in place that will protect the spring flow and water quality, but often it is hard to communicate that over some who would rather shout than listen and converse.

Sorry but I forgot about your needing assistance on locating your minerals and any activity in the area. Next door to the East in Section 17 is a Horizontal oil/gas well(API 389-33991) that was completed in February 2014/Wolfcamp formation/Lease # 45611
