Consider changing assigns or assignees to agents. Limit to Reeves County unless you have surface in the other counties. You should delete reference to leased property unless you actually have authority to give permission. Delete reference to helicopters as you would never want that kind of damage. Add sentence that the permit is limited to a single 3-D geophysical survey. Add sentence that more payment is due for survey of any surface not listed on Schedule A. 18 months is too long. Wait to sign when the total process is maybe 6 months long. Do you have full legal authority to grant access? Maybe not if you are not the sole owner. So you might limit to legal authority only for the net surface interest that you own.

$13,000 /acre block 57 sec 20 reeves county and $8000/acre for half interest in Reeves county
Those sound like offers to purchase, rather than lease. If so, those prices arenât extraordinary. If they are in fact offers to lease, those would be outstanding numbers.

Yes please define crazy. We had one offer months ago to buy mineral rights which we declined. Now with the apache announcement thought we would get more offers since our rights seem to be in the apache discovery.
Re: the Block 57 Sec 20 offer, that sounds like a pretty decent offer for that area initially at 25% royalty. However, I havenât pulled any info on operator or activity in that section ⌠so maybe there are permits or DUCs on the acreage, in which case that is a pretty poor offer!
Regarding the below for Alpine High. Once there is a permit to drill, does that drive prices up for those seeking to sell?
Tracey- Generally, yes. Most mineral buyers are looking for a way to quickly recoup what they pay out, so the closer you appear to be to getting drilled on, the more attractive your minerals are to buyers.

But they can also be worth hanging onto, even if it is ony 1.1111 Net Mineral Acres.
