Production forecast

I just inherited my father’s mineral rights and I was wondering what production forecast looks like for Mon County. I have had a couple people make offers to buy my rights but I was wondering what the going rate is for an acre? There currently is no leasing around it.

Activity varies by area. We would need more specific location information-at least a district.

If not much is happening there is not much value. Just hold on and one day it might have real value. I have seen minerals lie dormant for 50 years or more and then become very valuable. Just be patient.

I’ve seen royalties in the $500-$1000/acre range, historically. If you’re west of Morgantown, you’ll hopefully see development sometime in the next ten years. It’s really hard to predict though. For example, Doddridge County is one of the most developed areas of West Virginia, but there’s a large chunk of it that doesn’t even have any permitting activity right now. You can check the Office of Oil and Gas’ interactive map to see where wells are.
