Hello. I recently found out I have over 25 acres of land in Harrison County, WV. I’ve been contacted and offered 2k per acre for a term of 5 years plus royalties at 15%. Does this seem fair for the area? I have no knowledge about this but don’t want to get taken advantage of or fall for a scam.
Can anyone recommend a good lawyer to look over the paperwork?

@labyrinthqueen3800 - I would call back the Landman and ask if he can explain the title to you. A lot of people in West Virginia own a net acreage amount. For example, 0.73 net out of 25 acres gross. $2000 per net acre and 15% net is very low, as they always start you out with a low price. It will be helpful to know what that company shows in their title abstract about what you own so you can present that to an attorney.
