Offers to buy

This is the first time I have used this site (or any) so I’m sorry if I am not doing this correctly. I’m hoping I can find someone with information on the crazy amount of offers to buy my producing mineral rights in Leon county Texas.

This is for Buckaroo (1H) AB 547 J Morrison survey. The offers have been non stop for almost 10 years at least 1 a week from many different Companies. Hopefully someone can help me with this. Thank you.

Hi, it looks like there may be additional drilling planned. It is difficult to tell if you’ll be in pay on these new wells. You can see in the image below where additional drilling permits have been applied for. It looks like these permits were granted a while ago, though. I believe the well highlighted in yellow is the well you’re currently receiving royalties on.

Thank you. I’m thinking I may have to contact a lawyer to explain these things to me as all the landmen that have helped me in the past have retired or past :pleading_face:.

It looks like the permits for all of the additional wells were issued back in 2014 and have expired.

It’s safe to say that if you are suddenly getting much higher offers for your interest that someone knows something and thinks there will be additional future drilling on your lands, but as of now there doesn’t appear to be any recent drilling permits issued. I’d check back with the RRC every month or so to look for new permitted wells.

I get lots of offers to buy in Leon County, too. Comstock is very active, acquiring mineral rights, and drilling deeper wells. I am going to wait and see what develops.

I have multiple rights in this area that have expired leases but the one producing has had so many offers to buy for 10 years I’m wondering why? My revenue has gone down so much.. ?

Your revenue was probably originally tied to conventional vertical wells. Today’s interest in Leon county is tied to an emerging horizontal play. Suggest that you read the posts in the Texas Mineral Rights-Leon County topic area to get caught up to speed. Lots of folks are posting there.

I used Texas File to research my lease, and found out it was acquired by Comstock about a year ago. My current income is very small, compared to the offers, which range from 18,000 to over 200,000. The value is not in the existing well, but the depths below. I know that these offers include a profit for the buyer. My highest offer has been from San Saba. I suggest you read up on Comstock here, and google Jerry Jones Comstock to research what you have,and the potential. Be aware that if you sell, you will have to pay capital gains taxes, which means you have to provide the IRS with a value from when you acquired it, not always easy to get. Lots of posts on here about that very question. Your current lease is held by production and probably has a lower royalty rate than would be offered today. And if you sell, get a lawyer to make sure that there is not a clause letting the buyer acquire all of your interests in Leon County, when you think you are only selling one.

Leon County is very hot. New pipeline, new drilling technology. You are in a sweet spot. I am personally amused by the wildly divergent offers, and look forward to the day when there is new activity on my minerals. fwiw, not all of Leon County is the same. The Buckaroo lease is south of the current Comstock/Mitsui drilling trend. By a good bit. Your mileage may vary, but there seemed to me to be a lot of pretty good threads with posts from informed folks (i.e. not me) about this Leon deep gas trend on this site.
