If there were production, sometimes the offers are around the last four years of royalties on oil and seven years on gas. Since you have no production, your offers may be much lower. If someone thinks there is likely to be drilling, then that would enhance offers.
Maybe there are plans to drill i just had an offer the other day…ill search out the answer to my question
