I have seen the highest amounts paid by the pipeline company being the amount offered as their final offer before the hearing. The just compensation appraisal tends to be less than the final offer because the pipeline company wants to settle. The pipeline company will have an appraiser to testify. If only one appraiser testifies the commissioners must consider the opinion of a professional qualified witness.

Burke Royalty: There are several rumor’s from good sources that EOG may be buying Burke Royalty in Houston and Madison Counties. Have any of you heard anything about this? If this turns out to go through this will be a big plus for mineral owners as well as surface owners.

Hello, Texans…I am a member of the Grady Co, OK forum and have a lease with Eagle Rock Mid-Continent who set up offices in Tulsa from Texas. No one seems to have much knowledge about this company in OK so I’m wondering if the company is familiar with you in TX? Eagle Rock has frack’d across our entire section & completed in January, I 'm wondering if they pay on time–or if it will be a battle?? Anyone know?

Lone Star NGL LLC. One of the companies building 3 separate pipelines in Houston County, Texas is permitting and buying right of way for two 30 in. lines and one 24 in. line that will connect to the New Stripping facility that is being built just west of Crockett. Lone Star is 70% owner by Energy Transfer but is operating under the LLC. Currently they are willing to pay $35.00 per FOOT not per rod! This is for a 50 ft. permanent easement. Most landowners are asking for more. They have obtained rights from the Texas Railroad Commission to be designated as a “common carrier”. This gives them the right of “eminent domain” according to them. They do not want to pay for the right to survey the easement. They are experiencing a lot of problems with landowners do to their being overbearing. Good Luck dealing with them they intend to “cram it down your throat”.

I made a mistake in the previous post about Lone Star owning 70% of Energy Transfer. Energy Transfer owns 70% of Lone Start NGL LLC. Also the the plant will be about 3 separate parts. This is being built on a 380 Acre tract of land about 4 to 5 miles west of Crockett just south of Hwy 7 and just north of Hwy 21 west. Supposedly it will have a Cryogenics Plant, Compressor Station and several other things. The company does not want to make the details of the uses of the facilities and the routes of the pipelines. There are currently at least 3 other pipelines in the immediate area of the plants. Two are owned by Energy Transfer. One is a 42 in. Natural Gas line.

In Houston Co., Texas it seems that the right of way agents for Lone Star Gas LLC are getting really “squirelly” dealing with landowners. They want everything their way and not having a lot of success in getting it. They do not deal with landowners in a business like way. They have had to increase their offers to $35 per foot. They realize that they can’t condemn a large amount of Land owners. It seems that the landowners are doing a lot of talking about prices and terms with each other which will help everyone.

Watch the language on their construction easement. No expiration

Dawson Geophysical out of Midland, Texas is in Houston Co. to do seismic starting in the far southwestern part of the County. They will be using Vibrators and not drilling shot holes. A seismic company named CGG is about completed on a seismic shoot of the central part of Houston Co.

This is one of several that EOG permitted and surveyed and was never drilled. About the time this was taking place was when the oil prices started falling. The Maples was a vertical well that was drilled shortly before. The Nelson was supposed to be drilled horizontal off the same pad. The New Alamo processing plant was built about a 1/2 mile east of this. It was supposedly a 100 plus million dollar facility for mainly future production from the immediate area in Houston County.

EOG has bought up over 20 different companies in Houston and Madison Counties. Also rumored to have bought or partnered Sequitor (Navidad) and offered Burke Royalty 2.1 billion dollars for their interest in Houston, Madison and Leon Counties. Sequitor is have a lease broker mailing out renewals and extensions between Crockett and the Lovelady area to the south, which is the old East Texas Energy lease blocks, bought by Navidad/Sequitor. This is probably basically EOG. They are offering 3 year leases at a 1/6 and a bonus of $100/net. mineral acre with a 2 year option at $100/acre. Pitiful! Proto Land Services is the broker. EOG is offering it’s acreage under lease and production in nearly all of Houston County. It is available for viewing with prior permission in a law firms office’s in a “data room”. At this time I do not know where. If any of you have any information on this I would appreciate it. Thanks,

Seems like EOG sure had big plans when they came in and pretty much bought everything up. Like you said maybe some new smaller players to come in and start work.

EOG is selling a 11 Well Package and a 34,000 acre lease position in the central and western part of Houston County. All of this acreage and wells are south of Hwy 7 west and 287 south. I personally think this is real good for the mineral owners. Maybe some other Company will try to develope the acreage position! The north west quadrant of Houston County has always been the heart of the big plays. The first 3D seismic was about 514 square miles in this area in about 2009.

The Buda was never a good play in Houston Co. Devon turned down all of the area’s and wells that EOG bought. Devon’s Play was mainly north of what is selling in this second EOG sale on Energy Net. The Glen Rose formation and to the base of the Smackover formation has always been the plays in the Northwest part of Houston Co. Past plays have been many. Technology has been greatly advanced in the last 40 plus years in this area.
