Has there been a forced pooling order filed in Creek County for Section 2 T16N R9E?

I've made a written request to the representative for Dark Horse Energy LLC to change the bonus and Royalty offer (specifically from 1/8th to 3/16th) but I have not heard from him in the last 2 weeks. I was wondering if he is trying to force pool me by not answering me.

Probably trying to get you to call him. Just ignore their low=ball offers. The reality is that you would be better off getting forced pool and getting 25% royalty.

I'm confused, how is there a guarantee for a 25% royalty vs. 1/8th?

There is no pooling pending for section 2. I think Pete is right and everyone should slow down. There are a lot of people signing leases for 1/8th and getting bad terms in their lease. Here is what may be coming .

If I'm reading the record for the test well located S20 T17N R9E, it produced 315 BBL/d and 449MCF/d (just 2.5 miles NW of my S2 T16N R9E). That well is very close!

That is right . Take you time and learn more. With wells like that 1/4th could come to be before long if you can wait.

How close is S18 to S20?

Use the two URL sites Ron put up on this comm string. It will help you learn how Townships were created and how to interpret location of your Section in your Township. Townships are 6 miles square and Sections are 1 mile square. Your first listed Township is 2 T’s north then 2 T’s east of mine.use the 1st UK to see what I’m referring to. Have fun :slight_smile:

I signed a lease for drilling in this area and still haven't received a signing bonus check. What is the time frame for bonus checks to be mailed?

Not experienced with that as yet. I’ve seen pooling orders give 30-35 days. Perhaps post your Q on the main blog and state how much time has gone by. What was your bonus amount and your Royalty?

We have been waiting for over a month to receive our signing check. I received a email from a John Holmes from Dark Horse. He said that he would forward my request to the proper people.. Im a little freaked right now and it seems like they are giving me the run-around. They where constantly calling me before I signed and now nothing.

Ok, First I got a call from Dark Horse that my lease was invalid due to they not being able to confirm my relationship to my Grandfather. I got all the proper paperwork to them and they said that the lease was back on, Well I have made numerous calls to DarkHorse and talked to Ryan Newport. He said that all was good and that he didn't know when the signing bonus check would be mailed out. My question is. Has anyone had any contact with Ryan and why would it take almost 3 months to get a signing check?

You may find that Dark Horse, Viper, and a few others are actually part of, or Independent Landmen for, Echo Energy http://www.echoenergy.com/ , then ECHO may be engaged by companies like Pantera (Amarillo), which are the actual 'Operator' of the lease. For those of you old enough, it's kinda like Sgt. Joe Friday (Jack Webb) stated during the intro of the 1960's TV series 'Dragnet', "....the names have been changed to protect the innocent..."; Or sometimes maybe the 'not so innocent'. It is usually extremely hard, if not impossible, to get a straight, accurate answer on lease offers (in the first place they may not even know the correct answer)...that is why some people prefer to just wait on the 'Pooling'. It's confusing and complicated if you only own a small number of mineral acres, it's a full time job keeping up with the 'deals' floating around out there.

If you don't like dealing with the 'Bank Drafts' they send with leases, and you are local, ask them to bring you an actual check in exchange for your signed, notarized lease. You might strongly consider adding a couple of 'special condition' terms, sometimes attached to the base lease as an 'Exhibit'. I'm new to this sight and I am sure this has been noted in many, many posts and I am sure you could find many good examples posted herein.
