You can enter a vertical well, but a company usually doesn’t do it if the well is still paying out. Also, to drill deeper, the casing has to be a wide enough diameter and in good enough shape to handle the future casing strings. Shallow holes won’t be wide enough. Sec 30 is right along the condensate/oil line for the SCOOP, so you should be getting some good offers. FP for $1700/ac in sec 1-3N-5W catty corner to you in 2012, so that gives you an idea of the going rate. I think the CLR, NFLD, MRO would prefer to use new wells. Check your depth clause on your current leases…
New member here. I have interests in 3 producing wells in T4N R4W Section 30, and have been receiving offers. Anadarko drilled the wells and sold them to Merit. Now that 640 acre horizontal well drilling is the new game, is it possible my 40 acres could become part of a 640 acre multiple well deal? Would they maintain the vertical wells and try for the deeper horizontal play?

Bob, it’s certainly possible someone could start drilling some 640 acre horizontals and apparently that is what the mineral buyers are anticipating. Right now though all I see is Pentex buying minerals but no operators are leasing yet. Anadarko already had it spaced for 640 acres down to the Woodford at 12,800’. If and when some leasing starts you will have a better idea of what the future holds. If the verticals are paying I would imagine they will continue to produce from them. I guess a reentry into one of them is a possibility but that’s a question for a geologist… Don Underwood?

Bob Most of Anadarko’s leases had no depth clause. I think they sold the well bores to Merit and kept the deeper interest . Anadarko just filed 85 pages of assignments . That makes me think they are getting ready to do something. We are in 30 & 31 and were getting lease offers a year ago.
Ron, thanks for the info. I did dig out that 13 year old lease and there was nothing restricting drilling depth, along with language that implies (nothing specific, you know those lawyers) a right to drill for oil & gas minerals at a deeper level, with no requirement to employ the existing holes. I don’t know what deal Anadarko made with Merit, but if they retained rights to go deeper, then they, and not Merit, would extend a lease offer, right? Or maybe they would extend the lease offer to Merit. The offers I have been receiving are for an outright purchase of my mineral interests.
Anadarko’s does not need a new lease on the interest they have in the deeper formations. Their interest is held by production from the wells Merit has. You will have the same interest you have in the Merit wells . Our lease offers were from a third party.
I heard that Merit was not planning any more drilling on their own but were going in on some of the wells that XTO were drilling. Just a rumor!

Something is not right on your description. The raw numbers should add up to 67.708. I would expect a bit of difference on the West Side of section 31 as a correction section, but total raw is 100 acres and the corrections would be way less than that. I would expect something closer to a raw of 70 acres total. Even so, your rights are on the East side instead of the West side.
Also on section 32. It is not common to describe it that way. N 1/2 of SW 1/4 of SW 1/4 and S 1/2 of SW 1/4 of SW 1/4 is normally described as SW 1/4 of SW 1/4. Both halves are a whole so why break it down. And NW 1/4 of SE 1/4 of SW 1/4 and SW 1/4 of SE 1/4 of SW 1/4 would be W 1/2 of SW 1/4.

I may have made a mistake on my description but I checked it and checked it. It is from a document from 1989 and they were still using typewriters back then… I’ve found a few errors in it.
So basically 40 acres in section 31 and 60 acres in section 32. Then break it down by the 1/16. This helps. I’m trying to put together a list for CR so maybe they can get it right. This is the only area where I have overlapping descriptions like this. By the time I can get them to correct all of this I may just actually know what I’m doing here. I’m getting there. This forum has been wonderful. I’ve learned so much and can’t thank everyone enough. Thanks!

Just got a offer to purchase from Master Mineral Holdings for our shares in section 7, 3N, 4W for $9500 per net mineral acre. I don’t think I am interested in selling but was wondering if any of you had any thoughts on this? I understand Marathon is drilling - last I heard anyway.
In any case I have already leased and got a good deal with that - just think it is interesting to have this offer now.
