Any leasing activity in Section 1 Township 1 North, Range 3 West in Garvin County?

I agree. I do not know what company is trying to lease, but if it is not the company that will do the drilling you won’t get the best offer yet. I would try to negotiate a better deal or ride it out. There are a lot of companies trying to lease cheap a head of the companies that will be drilling so they can get a piece of the well.

Patricia…I don’t know EXACTLY where your royalty is located but if it’s in the southern SCOOP and I think it is you could probably ask and receive more Bonus money. We leased ours out for $650 an acre before anyone knew all the action in drilling they were going to do. Now if you get forced pooled (which is what they do to round up the stragglers that are hard to find or haven’t agreed to lease yet you usually end up with a bigger amount offer to you. The only thing about holding out to be forced pooled is that if they decide not to drill on your Section and don’t force pool you would have lost your bonus and not get any oil money either. I don’t think it would hurt to tell them you would like to have more because of the activity in the area. If you keep it nice you can probably get it. ā€œMore bees with honey than vinegarā€ you know!

Vicki & Patricia Newfield and many others are very active in 2n-3w and Continental just stated leasing in the north part of 1n-3w in Jan. 2013. On a pooling in sec 20-2n-3w on 6/13/12 Newfield was order to offered $1000 for 3/16th or 800 for 1/5th. In 18 -2n-3w on 3/25/13 they were ordered to offer $1300 for 3/16th, 925 for 1/5th or no cash and 1/4th.

Believe me. I have been tempted to make offers on leases or buy someones minerals on this site…but I have not because I wouldn’t want to be kicked off the site. If it is acceptable someone needs to let me know. I work for multiple oil companies. Don’t get me wrong. I am a mineral owner and try to keep that hat on when on this site.

Darla, there is a right way and a wrong way. If you want to announce that you are paying X in a certain area, you just contributed content to the forum about lease and bonus rates, which is what it says at the top of the page we are supposed to do.

To single someone out who had just joined, maybe is confused and tell them to call or e-mail you, you would then be contributing nothing to the forum.

Patricia, I have some mineral rights in sec 1 T1N 3W that are HBP through Casillas. I was approached this week to lease some tracts in S1 1N3W that are apparently available and not included in the Ferguson wells in this section. They had been leased to Axcel and they leased expired very recently. Didnt much care for the $500/ac offer and am negotiating with someone else @ this time. Do you have mineral rights in this sec?

Patricia…Another thing you might think about is telling them you would take that per acre with you getting more percentage of interest in the well than 3/16th (like 1/5 or some are taking no bonus and 1/4 if you are pretty sure they might drill in your area). That’s what I wish we had done and then we would be getting a SHIP LOAD off of these six Branch wells they are drilling! Hind sights 20/20.

True rw. Hadn’t thought about it that way. I appreciate this group which has lots of knowledge and leasing experience. The farthest west I am leasing is in 1N 2W and 2N 2W, but rates are much lower than anything West of there. A lot of the area is held by old units.

Vicki … I have a similar offer as you. What has made you conclude that your offer is not a good offer?

When I got this lease offer today … the first thing I would usually do is begin looking for information and asking questions. So here I am asking as a new member.

(I’m also a member of NARO - National Association of Royalty Owners - Oklahoma Chapter … and one thing they have taught our members and drummed into our collective heads over the years … is the necessity to become better informed before attempting to negotiate any lease offer.)

Patricia, I agree w/Ron. I have leased in 2/3 and received $1500/ac recently and my brother held out for about a year, and the company offered him $1800 later. Made me think twice about accepting an early offer. There was alot more money involved than in 1/3 as I only have 1.5 ac in that tract, but as Linda mentioned it’s still in the ā€œneighborhoodā€ and should fetch more than $500 ac.

The $500 offer was from Energy Lease Account who leases for NFX I believe. They supposedly went back to the drawing board to see if they could offer more money but we have not heard back from them yet. In the mean time I have been in negotiation with Jordan Murray and am awaiting his offer. I responded to an offer he made on the forum (which I thought was not allowed)

The gentleman I discussed my situation with did just that- asked for anyone interested in leasing available mineral rights to email him, and that is how our dealings began. He did not outright solicit an offer on the forum.

Michael, your opinion is good enough for me.

I was offered a moderators position and I declined. We as members here actually moderate, if you see anything you think is wrong speak up because admin can’t be everywhere.

We have some great professionals on this site, but I would say 90% of the useful information comes from ordinary mineral owners like us. If this site were composed of just professionals who often hold information as tightly as humanly possible, it would be a ghost town, with so few hits it would probably be on page 300 of a Google search.

I can understand a professional newly discovering this site, all this information freely given is heady stuff, some literally join 100 different groups as soon as they get here, what must their e-mail inboxes look like? People come here because they have no information and say so, or they have problems and in oil and gas, where people are having problems, a professional can see an opportunity to make a killing…if they can reach these people before they get help or at least informed.

I hope mineral owners who do have something that they would consider selling would use the listing at the bottom of the home page, so as not to encourage bad behaviour, feel free to say you put it in listings and they can get your contact information there or send you a friend request as Michael suggested.

I believe Energy Lease is assigning interest to Newfield. Atleast in Section 33 3N 4W they did.
