J Donley I just signed a lease with Red Sky on the same acreage. It’s about ready to pool. I chose the 1/4 no bonus, however I’ve had several offers since that offered a bonus and a 1/4. The best way to check title initially and the least expensive way is to head to the county clerks office and dig in to the records. I could find all my documents, I just couldn’t figure out the net mineral acres. You will probably need a landman to do the research. Finding one is the challenge… They are pretty busy and you may have to wait a while. Red Sky probably has a lot of the information if they will share it with you. Darla Ragland is a landman on this forum but not sure where she works out of. Landman run any where from 300-500 per day plus expenses. In my case it was well worth it.

J Donley, Rumor has it that Freedom Oil and Gas are paying $750 and 1/4 in Sec. 25, 1N 2W. Landman is Artie Puckett 405-808-9675 or you can try Matthew Leal with Echo Energy 405-250-5653. Thanks for the plug Jennifer, my home county is Garvin and I am an independent landman…meaning I pick and choose my jobs and do not work exclusively for oil companies.

Freedom offered me $3000 3/16, $2100 1/5, $1000 1/4 2 year lease

Yes- I received the offer for 750 and 1/4 from Freedom- 2 year. Also a nice offer from Gleason o and g- Beau Justice 214-683-6420 - 2000 and 3/16- 3 year. J Donley-- don’t hesitate to call these guys and negotiate. Pooling will be coming soon. The application is in.

I have never dealt with Freedom. I tried to contact them about leasing in Sec. 22, 1N 1W and they never got back to me so I went with Echo. Maybe Freedom didn’t like my exhibit…who knows. Just remember, bonus money is great, but it is a drop in the bucket if you get a 1/4 royalty on a good well. I don’t always lease, but if they will give me a 1/4, let me strike the warranty clause and attach my clause exhibit I think serious about it.

Hello - I am new to this forum and am hoping that there is someone out there that can guide me as I am helping my mother. She recently learned that she and her 3 siblings are (equal) heirs to mineral rights in Garvin County. The land is subject 26-1N-1W and they have 20,000 acres. She has been approached about leasing the land and the guy is pushing her to sign these documents. From the little research I’ve done - that doesn’t sound like the best plan at all! Where can I find out if there has been activity on this land (past or present)? Any guidance, recommendations, etc that can be given is greatly appreciated.

I appreciate feedback from all. Will contact Freedom & Echo. I have had mixed results dealing with Continental, but they are definitely a company I wouldn’t be afraid to deal with.

actually I have done title work in Powder River basin/Montana…45 years ago! I live in Wyoming, so will have to hire title/land person to get info.

They actually have 20 acres at 26-1N-1W. Clearly it’s not 20,000.

Can someone tell what is happening in this picture? it is in the NW 1/4 of 28, 4N, 4W. The gate has signs for existing wells for Chesapeake and Merit. It sounded like they were using a pile driver.

That is a workover rig. Looks like they are pulling production tubing since the head is off the pumpjack. Probably trying to fix something. Chesapeake has quite a few wells in the NW corner as do a couple of other companies.

Leisa Ross, 20,000 acres? Really? That’s way more than sec 26.

IIRC the Chesapeake well in that qtr section is a vertical into the Woodford.

Leisa, look at the discussion’s above or click on discussion. Click on the one titled Garvin 22-1n-1w lease offers and read all the post. The post are dated to give you a timeline of what happened. The well has been drilled and should be in the final stages of completion. The name of the well is Havens. Sorry, I do not know enough about the lease part in this situation to give accurate advise.

mother/siblings and or grandparents listed in the back of the above document?

I would contact an attorney to see if the default election can be changed to your desired election amount. Technically you are past the election period which is why the 3rd party company is pressuring you.

Is this the first and only contact they have had about this property?

I read on the OCC where sec 30 2N3W is pooling. Can anyone tell me what other section is included in this planned well?
