Rick, feel free to jump in on this, youāve had more first hand experience with this sort of thing.
If you are in the spaced area you will be listed in the spacing application regardless of being leased or HBP.
You will not show up in the pooling application if you are spaced or HBP.
The previous owner may be named instead of you if there is a title issue.
And there could be issues with the mineral ownership report incorrectly leaving you out.

Karla, I purchased the old Bell School site from Elmore City. No one could break the Panther Creek Unit. I purchased 4.55A surface and minerals in 36 3N 3W.for $333.00. I took a personal leave day and went to the commissioner of the land office and asked if he would put to bid their interest on 186A since the do not join pooling. I let the top bidder use their attorneys to break the unit.The rest is history.
Crawley has it on a 40A spacing.
The only 7 I have is in 2N 3W waiting for the 2nd Williams well.
For a horizontal well, the royalties are paid on the sections that have the perforated zones. The final completion report may detail what percent. It may spud in another section but perf in the next section and will only be paid in the section with the perforations. A well can go across one, two or three sections. Payment will be clearly defined in the Division Order. What is the name of the well that you are interested in?
Okay, Sec 23 2N 3W whatās going on out there? Iāve been too tickled about whatās going in 7 with the Williams I forgot about 23.
Tracyā¦Iād say just the fact that you got paperwork on the horizontal well (unless you own the land where the pad is) would be an indication that you will be in on some of the perforations and therefore the cash!
Triad just offered me $1,000 an acre to buy me out - purchase my mineral rights.

Sounds like they are low ballin you, Charles. I donāt know if the action has reached you yet but itās coming your way, I believe. They probably know something is firing up. Have you leased it yet? Because most of our LEASE offers have been better than that. 2n3w is pretty active right now as is it on down north of Ardmore so youād be in that line. Best Wishes for Good Choices!
Just a word to everyone who may not be familiar with the language on offers. Many times a lease offer says āpurchaseā, so be aware of that. Read the rest of the letter. If they offer several options with different royalties, then it is for leasing. What they are āpurchasingā is your oil and gas, not your minerals rights. If they truly want to buy your minerals rights, it is worded differently and pay should be substantially higher. Always read everything and understand what you are signing. Ask for advice. In this part of Oklahoma, I would NOT sell my minerals rights except for a very good reason and with lots of legal and accounting counsel. You will not get offered what they are worth.
Charles the lease you signed 6/2009 looks like it ran out this year . Have you signed another ? If not you can get a lot better terms then your lease in 09. There are several Co.s leasing in your township .
Charles, you are on the edge of a Woodford condensate window which is about to have some multiunit wells drilled. Lease terms have been from $550 3/16 to $1300 and 3/16, so donāt sell for $1000. You may not get the high side, since it might be thinner, but do some negotiating!

There are a couple of companies out there that attach a check to their offers. If you cash that check, you just gave away all of your rights, selected them as your power of attorney and mediator. Very dangerous! Read, Read, Read and understand! Donāt sign anything without knowing what you are doing. Most are quite legitimate, but a few bad apples are in thereā¦
