Drake recorded 31 lease memos in Anderson County today. The leased acreage is in 12 surveys located in southwestern Anderson County and one survey in northwestern Houston County. The filings covered 3,479 acres.
The leases were either 4/2 or 3/3 (primary/extension) with lease effective dates ranging from 6/18/2024 to 3/28/2025. One unusual feature in the leases: Drake has the right of first refusal to any top lease or mineral purchase offers received by the lessors.
Here’s a map of the Anderson County surveys that contain leased acreage:
46% of the total leased acreage is located in the two big surveys bordering the Trinity River (RW Box A-11 and SC Box A-12).

Drake intends to lease 30,000 acres in northwestern Houston County and 30,000 acres in southwestern Anderson County. Consequently, we should see lots of lease filings in the coming months!

I have been contacted re mineral lease in A-21 Williston Ewing Survey. I am not sure where it is located on the map. The offer seems low. Do you have information on the current leases in Anderson County?
I have holdings in A66 and A260. As these close to the ones being leased? Thanks.

I assume Drake has contacted you about a lease? They are in the early stages of leasing in Anderson County, so there isn’t much info available on lease terms. However, it is likely that they will try to get as many leases as possible at a low cost.

260 may be a bit too far to the north for this first round of leasing, although nothing is certain. 66 is probably a bit too far to the east.
Keep in mind this is a developing lease project, so facts are hard to come by right now.

They’re in the J. Wilson and the Samuel Edmondson Survey
Interesting…those surveys are in the Cayuga area, north of the Tennessee Colony area where Drake and Vanna have been leasing.

G&M Is actually buying on behalf of a client so they’ve shielded their identity.
It also appears that Fieldview Resources has assigned a number of leases to Comstock recently around Tennessee Colony. This is very exciting news for Anderson Co. mineral owners.

The Fieldview leases covering about 4,400 acres in western Anderson County have five-year primary terms with effective dates in October 2023, so Comstock has lots of time before they need to drill.
Will be interesting to see if they are content with that small position, or if they will lease additional acreage to keep it from being leased by Drake Exploration or Vanna Production.

There is another leasing broker calling themselves DRAKE 2! Trying to lease East of Grapeland in Houston Co.
Also Texline further north in Anderson co.

Lowball offer from Drake? Interesting to see they are moving north with their leasing. Everything I have seen until now is south of Tennessee Colony.
This is a purchase offer from Southwest Petroleum. Second offer in a week, third in a year.
A-260 is in the middle of the old Cayuga Field / salt dome. Not in the “deep” play that Drake and others appears to be playing in southern Anderson County and other areas on that trend.
Southwest Petroleum probably looking at some shallow infill drilling targets in the Cayuga Field area. Shallow drilling and development (e.g. Rodessa / above 8000’) is their historical MO. They have been very active historically in SW Henderson County chasing Rodessa interval.

Something has changed. I’ve owned these minerals for decades and to get two offers in a week in very strange.
Very interesting. Our family owns minerals in A-58. I can’t tell if we are within either of the trends. Fieldview took some leases in A-58, but we have yet to be contacted for anyone seeking to lease them. We are starting to get a lot of letters and calls about selling though. I’d say we have gotten one a day (call or letter) for the last couple months.
