I have a very good friend named Frank Petri and he owns minerals in these surveys you mentioned and the shipley survey actually joins the Bledsoe survey where out interest is. We got $150 and 3/16ths which is not quiet as good as your offer of 1/5th but The $150 per acre is the going rate for our area. Those $200 deals are about 4 to 6 miles north of us. Send me your mailing address and I would be happy to make you a copy of your stuff from my Anderson co survey map and send it ,to you. No minerals rights are not taxed but should you get a well, tthe royalty money you get is income and is taxed and there will be county and school taxes. Hit oil near by, great. Is 75 barrels a day good/bad/average?

Do you have any idea what the per acre value is for mineral rights in this area?

Do you know the other leasing companies that paid $200 or $250?

Checking to see if this discussion is still active? We just discovered our mother had mineral rights last month when we were approached by a gentleman from Graem. Apparently our rights have been diluted to 11.8 acres (in Anderson County) thru inheritances. Nothing much, but something. The same offer of $150/acre and 1/5 royal, not sure of the time length.

A couple of questions, are mineral rights taxed?

We have no plans on selling, but is there a general value per acre anyone would like to say? I’m sure location matters and I can check our documents for specifics.

Just curious as to whether or not anyone is aware of any recent leasing/drilling activity North of Palestine around the Brushy Creek community (intersection of Hwy 315 and FM 837)? We have some mineral rights on approx 440 acres west of Hwy 315, along Hwy 837 and CR 4471 (TJ Jackson Survey A-1064, JH Evans Survey A-270, J. Cantrell Survey A-212, M MacDonald Survey A-542, James Hall Survey A-29). All of our leases expired years ago; however we just received an inquiry about the leasing of 40 acres at $150 per acre and 3/16 royalty which, per inputs on the forum, appear to be the going rates in the area. Any inputs would be greatly appreciated.

The Walter Lade well was drilled 2.3 miles east of Brushy Creek but no info is available yet as they are now taking the rig down. I have heard of leases going for $200 to $250 an acre with 1/5th royalty which is better than many of us got just south of your area. I got a lease in Nov,2011 for $150 and 3/16ths as did many others in our area. The Holcomb well was permited in Dec and it isn't far from you. My name is charles and my dad's uncle Will left each of my dad's kids (5) 5 acres In all it was about 125 acres when you add his kids and other relatives We just got a bank draft for 403 dollars to begin from Graem: we all did but the draft was fake I feel uncomfortable signing a lease this way Is this standard ?

Mr. Burton,

Just read the response which was awesome, thank you so much I think a lot of people get blindsighted by the money and don't realize thart the oil company is...a company. They already leaked out that they've already started laying pipe which was a huge assumption on their part Thanks again

Have you seen the pipe being laid? I wouldn't believe it until I see it with my own eyes. My brother was in the oilfield supply business back in the 70's and he found out real quick not to trust an oil company. They don't mind ruining you or your business. Do you trust car salesmen and insurance salesmen? That's what I thought you would say. Same goes for oil companies also. If it ain't on paper in writing don't believe it. Now I think you're on the right track Charles.

Clint I know I'm driving you crazy but a frenzy started in Tucson when Graem started contacting people by mail; money money money, and sure it's money not had before, but Uncle Will aquired the land for a reason and some atatched lands (200 acres) had been exploited in the past. The question is, who to contact now? Real estate agents here dont specialize in this sort of thing, my mother talked to the rep for Graem who was prepared to tell her anything The land in question is 178.6054 acres, John C. Ogden survey A-594 et al, Anderson County Texas. I had a look at the new contract ppwk supplied by this blog but it was all Greek to me

I have 100 acres in Anderson county and thinking about leasing my mineral rights. Is there currently an interest in the area?

Pat there has been more leasing in Anderson Co in the last 1 1/2 year than there has ever been. We leased our minerals just west of Neches in Nov of 2011 and there have been about 300 leases since. We leased for $150 and 3/16ths but leases are now going $200 to a $400 and 1/5th. From what I know most leasing is north, east and west of Palestine. Where is you interest located?
