I still haven't heard from any landmen wanting to lease my property, which is a little south of Neches. There seems to be quite a bit of activity in that part of the county, so I'm keeping my fingers crossed. Let me know if y'all know of any landman actively leasing this area.

You are probably aware that there were two wells drilled in the last 2 or 3 years in the Sam Davis survey. One was the Holman (5300 ft) and one was the (Greve 11000ft) and both were dry but there has been a few drilling permits issued just west and southwest of the Davis survey.We leased last Nov just west of Neches and I know several neighbors who have also been offered leases and the rumor is there will be rig on site soon. I'm sure if you were to call the court house, they could and probably will tell you
how much activity is in that area. Most county clerks are fairly nice folks. They might, if you talk nice, tell you which operators are working that area. : )

I own some minerals between Palestine and Slocum and would appreciate any incite as to terms others are being offered and what is best case scenario for others in this area. My cousin is currently negotiating with someone on a lease on his property but won't give me ANY details until he has something in writing. I guess he thinks they may run out of money if they start dealing with me too. If he thinks that, then he shouldn't be signing a lease with them, huh.
Any information regarding this area would be greatly appreciated. I'll pass along more details when I know.

Tom. I like this Team with guys like McLallen & McLelland. I received an offer from Graem NW of Palestine (David and Wm Roberts Surveys). $150/acre, 1/5 royal and 3 yr/2 yr ext. What's the scoop?

Hey, that's great news! I keep hearing about NW of Palestine. We're in the Jose Maria Mora Survey, which is a couple of miles due north of Denson Springs between Hwy. 323 & Hwy 294, so we're quite a bit south of ya'll. Checking to see if this discussion is still active? We just discovered our mother had mineral rights last month when we were approached by a gentleman from Graem. Apparently our rights have been diluted to 11.8 acres (in Anderson County) thru inheritances. Nothing much, but something. The same offer of $150/acre and 1/5 royal, not sure of the time length.
A couple of questions, are mineral rights taxed?
We have no plans on selling, but is there a general value per acre anyone would like to say? I’m sure location matters and I can check our documents for specifics.

Your interest is very near to mine and the leases that I know that got the $200 and $250 offers are between you and Frankston.The companies I heard were either Sulphur River or Silver River and Texas Pipeline. A new well ( Sally Stone #1) came in a few weeks ago about 4 miles north of you making 75 barrels a day and another well (Walter Lade) is being drilled now a few miles NW of you. But I have only heard of 2 or 3 leases that got more than $150. When you know what survey you are in, let me know. John

Maybe we're cousins... I think these are from the original documents. Started with only portions of the following, the %'s have been diluted over the years too... I believe the origional holder was C.P. Petri passed to Lena Marie Petri Race...
2 tracts, (147 acres) in the John Shipley survey, 1 tract (109.5 acres) in the Geo. Lester, L. Robinson and B. H. Jackson surveys, 1 tract (583.63 acres) in the William Sanson survey
