Always wise to get an attorney involved for a surface lease. You need to make sure that you are properly protected from environmental damage, get fair surface lease rates, etc. etc.

Cactus Drilling rig 141 has begun drilling the Yancey well. Spud date was November 20.

Any updates regarding the status of the Yancey well? Frac job has to start at some point.

Expand must be having a lot of trouble with competent lease brokers and their “in house” land departments out of the Houston Office Location. They don’t have much of any competition now in Houston County.

What do you mean by this?

A person I know who owns mineral rights near the Yancy Well said that they have laid a pipeline to the well and there is a lot of construction equipment working on the location at the present time. Maybe Expand plans to build a huge frac water pond like the huge one west of Oakwood.

The rig was moved weeks ago.

I have been trying to get a better offer with no luck. Should I go ahead and sign the lease with what they have offered (offer information above). I have been advised not to get put in a pool. I have 9 other relatives with mineral rights owned. They have acted like were are mineral rights are located isn’t in a prime location. Any advise would be appreciated.

Once the well is fully completed and producing, is there a way to view production flow rates and total output volumes? Is that production data publicly available through regulatory agencies or reporting databases?

The frac job is in full progress for the Yancy! Sand trucks are seen multiple times a day. There are flat bed trucks hauling TWO sand containers on each truck come from south of Houston County. They are Yellow with “PROP” on the sides of each. They haul in loaded and bring out empties on the back hauls. A lot of money is being spent. They laid a 6" gas line to the well. $$$$$$

Anyone have any thoughts on what Expand may do after the Yancey well is completed? It seems unlikely that they would drill any wells in the seismic survey area until data has been collected and reviewed, which won’t be until November/December of this year:

3D seismic data is available for northwestern Houston County, so my guess would be that their next well will be in that area, but I’ve heard nothing about any potential sites.

Is that what you saw at the Yancey pad? I’m seeing the containers in the first photo at the Mitsui Lipsey site. There are usually three or four flatbeds lined up with two of those containers on each trailer.

I saw a pic of the Yancey pad today. There is a lot of equipment. There is no question a big frac is in progress. Hope they get it going quickly. There is no way they will be able to keep the production numbers completely quiet. Let’s all keep fingers crossed.

Yes the same type of containers, two per truck, but yellow with PROP on the sides. These are also owned by Liberty Energy. Do an Internet search of the website. These trucks have been steadily running.

Bumping this older thread since it’s been a few months since the permit was approved. Assuming the drilling rig has moved off by now and they are moving into the completion phase, is anyone out that way still seeing frac crews on site, or better yet, a flare? Curious if they are flowing it back yet?
