I have mineral rights in Pecos county. Got a phone call from a land man. He said that a solar farm was on top of minerals and wanted me to sign a paper that I would not dig for gold or mine in that area for 200$ per acre. Anyone else hear of this. I told him to send in writing for attorney to see

I would not personally want to give up the mineral rights, so getting an attorney to look at any proposed wind farm lease would be important in order to preserve the ability to drill down the road.

I’ve previously signed a surface waiver for a solar farm and am negotiating another one currently. In both instances, the developer offered to reserve two 5-acre drilling sites within the boundaries of the development, along with shared access to them. A wind farm might be different (the thought of those huge blades swishing near a drilling rig gives me pause…), but you might see if you can get the landman to add those sites. $200/acre also seems low, especially if they’re not willing to budge on drill sites.
