Hi, I am trying to find out who owns the mineral rights on my property i am still making payments on it the the texas veterns land board it is just outside of stockdale but i dont live there how could i find out without going to the court house because i dont live there?? Misty

You might contact the County Clerks office in Floresville in regards to names of contacts who research records. Also, you might contact the records division of the Railroad Commission of Texas in San Antonio in regards to the same.

Easy enough to hire a landman to research it for you, may ne more expense than you want.

I found out that i will get the rights turned over to me in jan of 2014. I wonder if the desire to lease this land will still be its only 15 acres? On hwy 123 just south of stockdale
$300/day and up, plus expenses

If I recall correctly, and hopefully I am wording this correctly, the Texas VLB reserves all minerals on your tract until your loan is paid off, at which time they all go to the veteran. They are the ones who actually sign the OGL, and they apply 1/2 of any bonus and royalties received from the operator as a credit to the veteran's loan account until the mortgage is satisfied, and pay the veteran the other 1/2 of any bonus and royalties from Day One of the mortgage. So yes, you have to figure out what kind of minerals got conveyed to the VLB. The only way to do that with certainty is research the mineral title in the courthouse.

Your right that is how the VLB does it and they are charging 27% interest on my dead fathers loan
I am still paying for the land, What a favor hey are doing the vets huh?? I tried to get them to lower it since all other interest rates have been lowered in recent times but NO I did finally go to the court house down at Florseville. Thank you for your reply

WHAT? 27% interest? That can't be right, that sounds like usury. Why not get a loan for the balance from a bank, pay off the VLB loan, and make payments to the bank instead for 4% or 5%? Sounds like a better deal to me!

I just called the VLB. They said the longest loan term that they have ever offered was forty (40) years, but that they have not offered that long a term in quite a while. The standard now is thirty (30) years. So it is possible that if the Veteran took out a forty-year loan during the time that interest rates were so high (16%-18%) during the Carter Presidency, somebody might still be paying that interest rate, but that it is IMPOSSIBLE for any loan to be charging a 27% interest rate right now.
Hey Pete, That is what the girl i talked to told me I was paying 27% but that was my dads old loan I just took it over when he died, and for years he paid insurance to them for it to be paid off if he died but while he was in the hospital before he died they changed from paying them quartely for the insurance to paying an insurance company and I didnt get his mail until after he was dead and they wouldnt pay it off assholes!! Seems like there should be some window of coverage there isnt there?? and you are right i should get a different loan through the bank at way less interest i actually should pay it off i only owe 9,000.00 on it I had it for sale not to long ago because like i said it was my dads property and he died and i never go there, it makes me sad. It sold but then the real estate found that it had a federal lien against it! Well the refile date passed and they didnt refile on it and i think that means it has been lifted.The lady at the court house said it didnt look like there was still a lien on it to her. Big mixed up deal, anyway what really sucks is that i didnt get to lease it to a oil company but every neighbor is leased to talisman when i talked to the land man he said he sent me a contract and i never sent it back to him and now talisamn isnt leasing in Wilson county anymore. I sure wish i could get that done if someone could help me out there i would love it. Its not IMPOSSIBLE to be paying 27% I asked them if they could lower it they said no id have to get it refinanced but the payments are real low so i just havent went and done that yet if i could of leased it i would of been able to pay it off!! OK, if the interest rate is only 7% and there is not much time left on the term of the loan, then the vast majority of the remaining payments will be principal, not interest, so it probably doesn't make sense to refinance as I suggested in a previous message.
You right i probably wont refinance it but i sure wish i would of been ale to lease it nothings on it but a little unfinished cabin and a windmill and some pens. I thought about an rv park but it looks like every body is already got places to stay and the restrictions for wilson county for rv parks got pretty strict. In 2014 i get 100% of the mineral rights it says in one of the papers i read right now my aunt/neighbor has 50% and i have 50% she has her land leased and i told her when she called and asked me if i wanted to lease mine yes i would but for some reason..... she is probably leasing mine with hers who knows,?? Any ideas?? Maybe someone would need a place to store some equipment or a yard for tucks or pipe an office anything would be fine with me!! its right on hwy 123 out of stockdale If anyone has an idea I'm open to suggestions Thanks Misty
