Williams County, ND Bonus per Acre - Top Leasing

I am wondering what the current bonus/acre amount is in Williams County, specifically in the T157N;R103W area. Has anyone been contacted in regards to top leasing in this area?

I was contacted about McKenzie County 146N, 98W and it was $800 an acre. I have asked for 20% royalty but have not heard back. Hope that helps a little.

Thanks for the info. Is this a new lease or a top lease offer? My minerals will be expiring next year and I try to keep abreast of the going bonus amounts in event of a top lease offer. I understand that McKenzie and Williams Counties should see a lot of activity over the next year.

10/2011 - Williams Township 156 Range 95 Section 11, 13, 14 - reported to you already: top lease offer 2k/ac, net < 20 ac. Expires 2/2012. Thanks for advice about limiting title search. Prior top lease offer 5/2011 from Petrogulf; 1k ac. +/- forgot terms. Neither offer accepted.

6/2011 - Williams Township 154 Range 100 Section 15; Brigham Lease $1,000 per acre, net < 5 ac. 3/16 RI, 3 yr

6/2010 - Williams Township 154 Range 100 Section 22; Brigham lease, $500/ ac, net < 5 ac., 1/5 RI, 3 yr primary. Note the inquiry came for Section 15, the lease states Section 22. Brigham has been notified of description error, gave no response. We own < 5 ac. in each section.

2/2011 - Williams Township 154 Range 100 Section 15 N2; TRZ/LoneTree lease $500/ac, net < 10 ac., 4 yr primary, 19% RI

FYI Present - McKenzie, Township 148 Range 104 Section 34; HBP paying less than $300 yr. +/-, net < 12 ac. XTO bought Headington & will not release.

Present - Williams Township 154 Range 100 Section 21, 22, 23, Citation HBP pays less than $300 yr. net < 10 ac. will not release.

I believe you once asked that we should use which discussion group to report lease offers?

This is a top lease by the company holding the current lease. Expires Jan 2012. I heard back and they are willing to go to 20% royalty. I did not ask for more on bonus even though I think $1000/acre would have been fair.

There has been plenty of activity for the last 2 years in Williams, McKenzie and Mountrail. We have leased all that we had and they start expiring next year. Out of about 30 parcels in those counties the bonuses have gone up to $800 to $1200 per acre in the last year. We’ll see what next year brings. But 20% royalty is the going rate.

Update. I heard back and got lease at $1000/acre and 20%. They didn’t balk at $1000 so probably could have been more. Just FYI.
