Why does the Forum not have more questions from and comments by individual owners of rights where coal is being or may be mined? I have rights in Southern Illinois that have yielded both oil and coal royalties. Is there a different web site that specializes in coal?

My wife and I were sent a mining (coal) lease from American coal in Franklin County. They are offering $5 per acre lease and 3.5% royalty for coal. Offered royalty of 7.5 % for ore and 5% for gas. Is this anywhere near fair market value? All are with fees.
Not much about coal because for many of us in the West (especially states that entered the union later) the Federal Government reserved the coal rights on patented/homesteaded lands. It is the only mineral they reserved due to the importance it had in the 1800’s.
