We sold 80 acres in Texas with no minerals to new owners. We have 1/2 of mineals with previous owners. Who notifies new owners of property when a lease is signed for exploration. Do they sign a lease for surface rights before we sign for the minerals? Do leases have to be with same company? Any information will be appreciated.
It would be courteous to inform the surface owner but not required. The operator will work out a lease agreement with the surface owner if and when they decide to drill.
