Where to start for Researching more minerals in Texas

I just started messaging on this forum, as I was looking into selling. I then remembered we had at least 10 others that have never been leased or at least it’s been many years ago. My question is how do I go about finding out more about these properties (we do not own the land just oil rights), without it costing me a fortune? Wondering if I would even get an offer if I chose to sell. The oil rights we have are in Leon, Freestone and Anderson and have been told not to sell at least 10 of them (right now) but the others have not been mentioned in years, we just have record that we own them. Maybe they felt they were not enough to be leased all these years. Any suggestions?

Use your list of properties and then work through them one at a time. Use the GIS maps to zoom into your area and see if there are wells or permits nearby. You can take a screen shot and add to your records.

You can use the Counties tab at the top to post a question about each one. Do them by county. Add your description into the body of the questions with the Block, Abstract, section and see if any locals have information about activity.

Keep a folder for each property.

Also check the unclaimed funds at the State Treasurer’s office. Sometimes things pop up. Use your name, ancestor’s names, etc.

Use www.Texasfile.com to trace records. It is free to look and minimal to print.

Absolutely DO THIS :slight_smile: - she is absolutely right. Heck…… I even drive to each well head of mine and take pictures :right_facing_fist::left_facing_fist:. Each property gets its own folder FOR SURE. !!!

I live in SC, so I wish I could drive by.

These are 3 very “hot” counties for oil and gas right now. These new Comstock Resources gas wells are producing huge amounts of natural gas. This is a really big area that is just being developed for Deep Gas! Do Not Sell! Get you a real good oil and gas attorney in Texas to help you with your leases.

If any property that you own is Inside a unit, ESPECIALLY inside the survey and you aren’t leased but you see operating oil jacks and LNG rigs near by in your travels by your properties, chances ARE that they didn’t bother to find you/lease from you and your royalty money’s are in a county registry just accumulating. Look up TRRC ( the Texas Railroad commission ) webpage and find a header called “resources” then click on GIDViewer. Zoom in to see wells near your property and right click on the dot that indicates where the well head is at. It will tell you alllll about that well Good luck.

I am not sure what a “unit” is , and what do you mean by that and how do you know if it is inside the unit?
