Where should I start - oil gas lease

Was contacted by a landman who is interested in our oil, gas & mineral rights on 989 acres. It’s referred to as the R.D. Spain Abstract 943. I’m live in another state and don’t know how to find knowledgeable people in this field. Where should I start?

To the West of A-943 are 3 plugged vertical oil wells that were drilled back in the 1980"s into the Travis Peak formation that never did very well and to the East of A-943 are 3 temporarily abandoned vertical wells that were drilled into the Smackover formation that never did very well also. I read news articles about recent efforts to extract lithium from “produced” water from the Smackover formation in Cass county. A few years back the state of Texas passed legislation that gives ownership of produced water to the producer; unless the o&g lease specifies otherwise. We had our attorney add language to our lease addendum, reserving interest in lithium and other extracted minerals for this possibility. Rose City Resources and Barrow-Shaver are drilling Cotton Valley Lime wells in Cass County. Here are the most recent drilling permits:

My family has minerals in Cass county and we were offered a Brine lease for a 15 year term and bonus and royalty that seems low. Trying to educate myself on all of this and hoping the hype is real! Has anyone been offered a brine lease by Standard Lithium? Would like to know what their form looks like and if their royalty and bonus is the way to go. We haven’t been contacted by them as of yet, but I think from what I can tell and speaking with some friends in the area, our minerals would probably be in their target area. Any help is much appreciated.

With that amount of acreage, it is undoubtedly worth your time to educate yourself in addition to relying on specialists. NARO’s mineral rights management mini-course is a good place to start. Unfortunately, I don’t think they offer it online which is a shame! The mineral rights podcast is also a valuable resource (https://mineralrightspodcast.com). Texas A&M used to have some good summary guides for mineral rights owners.

Anyone willing to post the Cass County Brine LLC lease, aka Standard Lithium lease form to educate ourselves and know and see the differences from what other somewhat wildcatters are offering, which I think mine is and what they’ve been able to make headway with. Not gonna sign mine at this point-it’s too operator friendly, but i do know Standard already has a large leasehold in their target area and I’d like to know what is so great about their form and whether it’s a hybrid or just a straight brine lease and for how long and at what royalty that so many have already committed to them. Happy to share mine or can message or email if that’s more comfortable for anyone.
