What's happening just south of Buffalo?

We own a small NPRI in Leon County, just south of Buffalo adjacent to I-45 in the Joseph Beatty survey, the Jacob Stegall survey, and the Wm. S. Johnson survey. For years there have been old producing gas wells operated by Roberts & Hammack (R&H) that paid us very tiny amounts. Our interest is only paying about $50 per year. However, in 2023 my contact at R&H advised us to hold tight, because in 2026 Comstock was going to make a big play there.

Then, in 2025, I started getting huge offers from different buyers. They started at $80,000, and over 6-8 months they kept increasing all the way up to $170,000. This is for our $50/year interest!! I checked in with R&H and again they said don’t sell - in mid-2026 Comstock is coming.

Does anyone know anything about that specific area and those surveys? The offers have stopped coming and I’m wondering what, if anything, is happening or is rumored to happen if anyone knows.

The biggest natural gas play in years is happening. We leased our mineral acreage in Leon and Freestone. These are not conventional wells. They are deep horizontal fracking wells and this is why you are receiving a completely different price point on your offer. Move carefully. This is the most lucrative and important play ever to come to the region.

Yes, well understood. I guess I should have been more specific. I’m asking about specifics involving Comstock and those surveys where our interest is located. I don’t see any permits issued for that area as of yet.

This second map shows the location of some of Comstock’s horizontal wells in Leon County. The drilling is moving to the northeast, and the nearest wells is only 4 miles from your surveys.

So if they keep moving in that direction, they will be right in the center of where we are. It may be that they are just moving a little slower than was predicted. Maybe they’ll arrive toward the end of 2026 or sometime in 2027. Perhaps the purchase offers will start up again when they get closer. But I didn’t sell before, and don’t intend to sell now.

I see. Much of the leasing that has taken place in Leon is by Comstock and Mitsui and has happened over the past four or five years or so. The action now seems to be moving east towards Centersville from what I understand. Some of the land we leased to Mitsui they did not want to re-lease again upon the renewal, so perhaps they know how they want to proceed now. The frac wells need to be near a body of water and near pipeline connections, so this is an important detail. Not sure what the next phase will bring. I know there is a lot of seismic mapping and surveying going on and a lot of work being done to determine exactly what the well depths should be in this area. With Mitsui we’re still in the “test well” phase with full development stated to begin next year.

Any leasing just south of there in the A919 E H Whitton? This is right on the west side of I45 about 4 miles north of Centerville. My family has owned for several generations and hasn’t been approached by anyone.

We signed a new lease last month in the HH Millions survey (541) near Centersvillie.
