What Should I Know?

I own AB 1569 BLK 112 NW/4NE/4SW/4

My question is, what exactly should I know or need to know in order to take action in selling the land?

I'm not entirely sure if I have mineral rights but I'm sure I can make a double check. Is there something or someone specific I should check or ask? I would think that it states it somewhere on one of the documents right?
