I have a mineral deed recorded in Lea County, April 1938, indicating my relative was sold an “undivided 6 acre royalty interest” in Section 35 Township 24S Range 37E, North half (N1/2). Problem: There are 9 producing wells in the area, and the partnership to which the relative transferred the rights is only receiving royalties from one well. It is plausible that the seller of the rights originally did not have the proper title, or some acreage was transferred to others. Is this a problem for an attorney or a landsman? If so, what is the best way to find one in Lovington (Lea County seat)?
Contact the Division Order Analyst for the operator and ask them first. They should have the Title opinion that would give the answer. Start with the “free” answer first and then follow up if necessary,
