If we sell, how much can we expect to get, and who do we sell it to?
We have a mineral company in Texas that is interested.
20 acres has active wells that we have been receiving royalties from since 1985.
The other 60 acres is in the bakkens area, has verticlewells, but not pumping yet.

List it with PLS (713) 650-1212. They put out a widely circulated publication with classified ads for oil and gas interests.
Or you could try the Oil and Gas Clearinghouse (281) 873-4600. They run monthly auctions for these types of things. They will let you put a minimum on your auction to protect you from being burned, but the results are usually pretty good.
Both options will cost you a commission of some sort, but they will get you wide exposure.
As far as value goes, your appraisal letter works out to about $6,000 an acre which isn't unreasonable for where it is located.
