I’ve heard about 3 offering from $150-$500 per acre 25%. Just read these leases are being sold to China, France and a few other countries for $5000.00 per acre. Are we being blindsided?

i hope you haven't signed yet. i'm waiting for the big flip. if bently1h is still producing and broadway and lambright come in a few months. we are in the heart of a good tms find. i heard of avoyelles school board gettin 800/a 25%. there are big companies holding 100's of 1000's of acres in central and n rapides.

I haven’t signed yet. I’m 10,300 feet from Broadway well. I know a man in Avoyelles that received $2500/a. We’ve been contacted by about 5 reps from Halcon, and one from EOG, but after conferring with an Oil and Gas Lawyer ( Zeb Winstead of Crowell and Owens ) have decided not to lease without a no surface use clause. According to the lawyer Louisiana is changing the law saying, If the oil company goes belly up, the land owner resumes responsibility of EPA clean-up! He recommended selling the parcel of land they want to drill on, retain the mineral rights, and option to buy the land back after the well is shut-in after life of well is exhausted, for the same price sold.
Also some oil companies are getting around paying your full % because of wording in your lease, be very careful with the wording.
They have a well going in around Buccaneer Trucks near Coulee Crossing, also.
I’ve got a lot of neighbors that have signed and I wish them the best.
I will lease when the right lease comes along.

wow, 2500 is amazing. how many acres does the avoyelles man have? i'm close to mcnutt, so hoping broadway then lambright come in big. you sound like you are there man!! i've heard of severence, where if the lessor of your land flips it to a bigger company (say, for 15k/a) you would be protected. how did you find winstead? is he highly recommended. i haven't been approached by anyone (40 a) but i am surrounded by indigo (except where i border kisatchie.)
i think the lambright land is btw 165 and twin bridges road. so everything is a happenin'!

Winstead was recommended from a farming family with 1000’s of acres. I’m only sitting on 30a. They put a well on Avoyelles mans land. I’m not a lawyer, but I would think not on the flipping question, if the law changes your the owner and responsible. Indigo which is 50% owned by Roy O. Martin lumber company and running both of the Bentleys is working around here in Poland, La. also. The Lambright well is in between the Hwy 71 overpass entering Alexandria and Hwy 1 by Cherie Ln close to Red River.
I feel sorry for you on the Indigo, because they’ve been low bidding, because they own so much of the acreage. I know the price on the Coulee Crossing well is being negotiated around the $20,000a price range for sale not lease, and that has to do with the cost of an acre for that neighborhood. Who would’ve thought. I’ve also heard some of the bigger land owners (100,000’s acres) haven’t signed yet.
I’ve been researching this info since about Feb,'12 when my first neighbor signed, who had hundreds of acres. I want to help my Parents and Grandparent at least with information so they can make the best decision. Several neighbors have shared their leases with me and the community Church had a gathering where Halcon offered fairly good terms. After I talked with the land man it sounded like they had written leases like I was interested in, but he couldn’t renegotiate the lease being offered. I can email it to you.
It doesn’t hurt to ask questions, it’s your land. If you have Netflix or Public Library check out the DVD 's ( Split Estate & Haynesville ). In closing their is another website called GoHaynesvilleShale.com that have good info and links. I’ve spent many hours researching this and frankly I’m burnt out on it.

also, it's good to be next to national forest. there are a few thousand acres that are not signed here in n. rapides. we might be able to offer to someone besides indigo.??

wow, thanks for the lambright info. i've had many different locations given to me. i found cheri st. off of lower 3rd. wow, that is close to town. i'm just north of kindaid lake.
