Having never dealt with a well bore only lease- I have no idea as to value. The company has yet to make an offer but any insight on even a roigh idea would be appreciated. It is on a marginally producing well. Thanks for any input.

It will probably help you get an answer if you post in the state and county where you have the offer. Each state has different laws, so hard to answer from here.
