Weld County Mineral Lease

Family has 155 net mineral acres in Section 02, Township 08 North, Range 67 West in Weld County.

We have interest from Kerr-McGee, what is current market for bonus and royalty on 3-year 2-year option? Any input would be greatly appreciated.

You may get more offers. Dunamis Energy has several sets of multiunit horizontals permitted/drilled just to the south. Most of us would not want a two year option as that gives the operator or leasing company the power in those last two years while the mineral owner is stuck with no options except what is offered.

There are no current leases in section 2 in the last 24 months. Only one lease in section 11 to the south by Kerr which was an amendment. Dunamis leases in sec 14 were at 20%. Bonus amounts are not public.

Thank you very much for the info.

Hi. I’ve received many offers and one is on the table because it is offering about $14,500 per acre but the County Office told me that I should ask for more. I’d like to be in conversation with anyone here who’s with Civitas, which just merged with a bigger company, and also Oxy. Thanks.

We can’t really help you unless you tell where your acreage is. If you want to share the section, township and range, then we can help you with the activity in the area. Most offers that high are due to pending wells and you need to understand what you might be giving up if you sell. If you do need/want to sell, you need to know more of the facts.

Thank you. I’m new to this forum; is it possible to speak off-line? I may need a Landman to help negotiate this for me and I don’t see any CO business advisors in the Directory on this site to call for consultation. I can provide the area but I’d like to maintain my privacy for now as I don’t know who has access to this conversation and there are many family members who are also heirs. I’m in conversation with the Director of Oil and Mineral at the Weld County offices.

Hello - I’m looking for similar information to the above. I am in discussions about leasing mineral rights in Section 23, Township 3 N, Range 62 in Weld County. Is anyone aware of terms for recent leases in that vicinity?

Thank you.

What do you mean by terms? Is leasing the same as being a royalty rights owner? How doe that work?

Verdad leased with the State of CO in sec 21 back in 2024 for a five year lease at 20% (1/5th) royalty. Bonus amounts are not public.

I’m looking for info on leases near Township 6 North, Range 65 West, 6th P.M. Section 20 SW/4. Are there others who have had offers to lease other than Chevron? Looking for valuation on bonuses and royalties.

I see several companies leasing in the area, but no leases in the last 24 months were filed in sec 20. Major companies are Anadarko Oil & Gas, Extraction Oil & Gas, Incline Energy, Willen H L.

Chevron has a rig running with multiple horizontal wells just to the south of you with the tips of several of the wells going into the SE4 of 20. Not sure what their spacing is and if you are already included in it. Maybe not since you are in the SW4. Are you getting leasing offers?

Yes, old lease has expired and we have a new offer. Wells will drill in 2029. Horizontal.

Our family has had a sudden up-tick in interest in our mineral rights. We had a lease with Enerplus, but that has expired at this point. Have a couple of landmen asking about leasing or selling, and my aunt sold her 20 acres for $3000 a piece. My wife and I are hesitent to sell just in case there is any permitting in the works or plans to actively drill. We only hold five acres, inherited when my dad passed. 8N-66W-Section 18

There are multi-section horizontal well permits within a few miles of you on either side east and west. Chord had permits in your section, but they have expired. If you have no reason to sell, then just sit back and be patient. Buyers usually think they know something and about when it is coming.

hi. martha` was the email I received and posted above direct specifically to me? it’s confusing. I am in touch with oil company buyer re Weld and I don’t understand your message. Please clarify in private email. sgazin

You can tell by the upper right hand corner who each response was to. I responded to several folks on this Weld thread. Which response are you referring to? Date helps.

todays date/email/no reply, about wells within a few miles on each side of mine ??? expired permits, etc.. this contradicts what I’ve been told by director of minerals at weld govt office.

You might mean the automatic email from MRF.

The answer from me from today was to Codethreedj which has its particular section, township and range.
