Our family has rights in 7N Range 61W Sections 22 N/E4 - 23 N/E & W and 24 N/E & W that have been passed down from our Grandparents. We are curious if any one has recently leased their rights and if so had favorable terms, royalties and bonus’. Any help, input or guidance would be gratefully appreciated.

There is no activity currently in your township. The nearest drilling is in sec 6 T7N R60W, three miles to the north of your minerals.
The slow permitting process by the state of Colorado coupled with lousy oil prices has killed leasing in this area. No one is leasing until they are ready to begin permitting a well.
That being said, I think your minerals will eventually be leased and drilled but you will have to be patient. It may be ten years before anything happens. There may be a silver lining in the long wait. The wells currently being completed in the Niobrara are much better than the wells drilled ten years ago. Technology advances and wells drilled ten years from now will probably be better than today. As long as there is money to be made, someone will figure out how to do it better.
