I have been researching several parcels of land in Borden County, Texas, for potential rights, and have come to a major gap in the early title during the 1890s. I worked on these exact tracts 14 years ago, and know and sort of remember what occurs, but do not remember the names, instruments book & page, and the amounts or rights retained. W. T. Rolph received 20 sections of land in Borden County during the 1890s through 4 separate instruments. The instruments are DR 2-256, 2-258, 2-261, 2-263. He then immediately leased all the acquired lands to Magnolia Cattle and Land Company in DR 2-266.
The problem is the numerous errors & missing entries in the Grantor/Grantee indices in Borden County in early title. I remember this from 14 years ago, and that there was a conveyance from Rolph to an entity/person. It is not logged in the direct Grantor/Grantee book, but I remember once it was located years ago, it was logged in the reverse Grantee/Grantor book. I have already been through the reverse book looking at all of the grantors to the time of typewriters, and have been unable to find the instrument because of the handwriting. All “known” siblings and heirs of W. T. Rolph have been searched to no avail.
Through all these years of Texas, I know other people have either worked or come across these tracts and the W. T. Rolph dilemma. If anyone knows the instrument(s) from W. T. Rolph conveying to someone in Borden County, (not QCD instrument in 4-344 because this is not the correct lands), I’d like the information of the instrument. There is a separate chain from the grantor(s) that end up with R. H. Looney, but I remember when we worked this 14 years ago, the W. T. Rolph portion also eventually ends back with R. H. Looney. Finding the missing instrument from Rolph to ??? is what I need. Hopefully one of you has the instrument info handy.
