Valuing an offer from a Landman

I just recently found out that my father purchased rights in 1974 in Doddridge Co, WV, and that Antero Resources wants to purchase those rights. They are offering an amount per acre, and I have no idea what the Fair Market Value on those rights would be.

Does anyone have any experience in Doddridge Co and the Marcellus Shale that can help me to determine whether they have made a fair offer?

Are you sure they want to buy the mineral rights or lease them? It is a very active area and if you lease, you should get a good bonus.

I tend to agree with Nancy in that consideration should be given about leasing these minerals. The area is very active and if or when a well is drilled, you would recieve revenue from some time from the well plus get a hefty bonus amount up front for leasing. Next question, how many acres are we referring to? Of course the more acreage, the greater negotiating power you possess. Good luck and think further about this matter.

Sorry for the confusion. It was a working interest and Antero said if we wanted to stay in the game we would have to put up our proportionate share of the development costs which is a non starter.
