54 net acres would be attractive to someone as it is a large parcel of acres. Be careful as some offers are teasers and then they “accidentally” find reasons to come down. Continental has a well drilling in that section. Someone wants a piece of the action. If you have no need to sell, then hang on and get the royalties yourself. The Elmer 1-3-34XHM was spud in August from section 3-8N-7W. It is most likely just about finished and they want to buy your minerals before the first checks come out.
