Value of Mineral Rights

My Mom is selling me her portion of mineral rights in Logan Cty. She has shared interest with her Sister of 40 acres. We just found out about these last year. Any idea of how to place a value on her portion. The acres are undeveloped & not leased to anyone at this time. Any assistance would be greatly appreciated!

Chris, the current value of minerals is based off potential production, so we really need to know the legal description.

Even though the Section is the smallest factor it goes first. So if you find the block, like 19N-2W you have to find the Section and tell us like this

This is a 640 acre parcel that is used by most Developers to group all new wells.

  2. Undivided interest in Lots 1 & 2 of Section 1, Township 15 N, Range 1 W of the Indian Meridian.
  3. Undivided interest in the NE 1/4 of Section 31, Township 16 N, Range 1 E of the Indian Meridian.
  4. Undivided interest in the S 1/4 SW 1/4 NW 1/4 of Section 6, Township 15 N, Range 1 E of the Indian Meridian.
  5. Undivided interest in the S 1/4 SW 1/4 NW 1/4 of Section 6, Township 15 N, Range 1 E of the Indian Meridian.

Assessor’s office has mapped it out for us but we still can’t figure out how many acres it makes up! We have lots to learn so appreciate any assistance!!
