Value of Mineral rights in the Prospect Valley area

Hello, we have inherited mineral rights in Weld County, Colorado. A landsman has contacted us wanting to buy these rights. Can someone help me figure out the value of these rights? They are Township 2N Range 68W Section 6: SE/4 and Township 1N Range 63W Section 10: SE/4 and Section 11: NE/4. Net mineral acres: 7.227. Thank you for whatever help you can give me. Susan Reich
