Value of Mineral Interests in Routt County, Colorado

Hello everyone, I am seeking information about the value of mineral interests in Western Routt County, Colorado.

Our law firm has a client who owns a total of around 308 net acres of mineral rights in Routt County, Colorado. Specifically, they own mineral rights in Township 1 North, Range 85 West, Township 4 North, 87 West, and Township 5 North, 87 West, Routt County, Colorado. This is west of Steamboat Springs, close to Hayden, Colorado.

There are a number of preexisting wells in the area, one of which is producing, but out client does not own or lease them as part of their mineral rights ownership.

Does anyone have any information as to what the value of these minerals might be?

I’m not really familiar with the value of non producing assets in this area. However, I do own some interest in producing wells in this same area. There are many long life, low decline wells here. The state has really cracked down on small operators and the increasing regulatory rules and oversight is making it difficult to continue operations in some cases.
