Valuation of S/2 NW/5 of Section 1, Township 5 South Range 12 East, Bryan County, Oklahoma

I am new to this forum (and mineral rights in general) so please excuse me for not quite understanding the jargon.

My wife and I own the mineral rights with 3/16 royalty for S/2 NW/5 of Section 1, Township 5 South Range 12 East, Bryan County, Oklahoma. In 2008 the oil and gas rights was leased for 5 years at $2000 per acre. This lease is about to expire and we have not heard anything from the original leaser via R.D. Williams & Company.

Could someone please point me in the right direction to obtain a current valuation on the lease and on the out right sale of these rights?

You might start by listing them in the "Listings" section at the bottom of the homepage.

First go to your county discussion groups in this forum and join. You can ask about going rates locally.

Then study the information in this forum before you sign because this has a vast expertise where all of us gain from.

James, It looks like most of the leases taken around you in 2008 have expired without being renewed. The only permits granted within 12-15 miles of your minerals are well plugging permits. The only producing fields are up in Atoka county to the north. (You are very close to the county line). The producing fields are gas fields.

Be patient. Your land is on the southern tip of a sedimentary basin that is under aggressive development north west of your area. Allow your lease to expire then periodically check on area development. It may be some time until the larger company's geology departments focus on your high ground area.

Thank you all for your prompt reply. This is only 3.8 acres that my wife inherited. We live in Australia and this is really not worth the hassle to keep leasing this with the complexity of the Australian Tax System (they seem not to understand the concept of privately owned mineral rights). We would rather just sell it and be done with it. As suggested I will try Listing the mineral rights for sell.

Gary, I have a lease about to expire in a few days on Sec. 12-6S-12E in Bryan County. do you have any info on this and what has been done in the last five years. I don't know whether to call them to re-lease it or let it go until is expired (two more days). It was a nice bonus back then $2000 an acre and I have six acres so would love to lease again...not much news on the Bryan County site so thought when browsing I saw this and thought you might have more info on Bryan county...thanks ....

Call the oiginal lessor and inquire about their interest. Is there drilling or production activity in the area? If so visit the Oklahoma Corporation Commission web site and search on wells or drilling proposals near you. The information at the site will show who is producing or drilling etc. If more than 1 oil and gas company is active in the area, call them and see if they are interested. If more than one is play them against each other to set a value.

Also others here can tell you who they leased or sold to and what price. I am a native of Bryan County but live in DFW area not...where is your lease located? By where I do not mean the legal description which you provided but where town or well known land mark is it located?
