TX Law. Why is the landman skipping our mineral interest?

I own an undivided mineral interest. The tract is Open. A landman sent me a Top Lease with numerous errors and gave me a rate of $1,800/acre. I gave them Notice (through Email) that the tract is Open so I requested that they send me a regular lease. I also asked "how much are you going to pay me in total?". The landman ignored me and has since leased the other owners in same tract under a regular lease (not a Top Lease).

To get included in a Well, do I have to sign their error-ridden Top Lease? Do I have the right to know what they intend to pay me in total? I don't want to rile them but I believe my only option is to give Notice directly to the oil co. Any thoughts on what I should do to get leased? Thank you.
