Inherited 73 acres in West Virginia with 12 seams of coal, some young timber and a gas well with a 99 year lease to Cabot Gas. Have been trying to sell the property with minerals and timber to convey at closing but cannot find a realtor in the area that understands what I am trying to do. How would one go about selling land with coal and timber? I am at a loss. All foreign concerns are looking for a producing coal mine, this one is not. 12 seams of coal according to the Geological report from the State of West Virginia, road access and access to rail. I have tried Craigslist in China, Hong Kong, Russia and Brazil and cannot even get a nibble.
Make reference to minerals, etc., that have been heretofore reserved or conveyed. In the granting clause, use broad words of grant, such as grant, set over, bargain for and convey -- or whatever is customary in your area. If you do not make a reservation, then everything passes upon the grant.
