I am trying to find out what type of deed form I should use in order to transfer my mother’s mineral rights to me. She has decided to gift them to me. I cannot tell if a warranty deed, quit claim or gift deed form should be used. I contacted the county they are in and the clerk said that a deed would work, but was not specific. My mother is still living and none of the rights are under the living trust that my dad and her established. Please, no advice to see a lawyer. She is only getting a small amount from what she owns and it is not enough to pay an attorney. I have all the information on each one she owns and have all the information as they are currently listed at the county clerk office, so just need to know the best form to use.
